Last week we participated in the Public Hearing on City-wide Rezoning, specifically focusing on what’s actually required to realize a townhouse development with 4 units and 4 suites — the most dense version of R-CG redevelopment. A “4 + 4” townhouse project requires very specific site conditions that are typically only found in our historic grid-based Inner-City communities: ▪ Adequate lot depth (at least 120ft) ▪ Adequate lot width (at least 50ft) ▪ Generally rectangular lot shape (typically no pie, triangular or irregular lots) ▪ Access to a rear lane (a must have for access, waste & recycling and parking) It also requires local area policy support, reasonable land prices, supporting market demand and sites without other development challenges like flood risk.
