Great post, Matt! Debt makes the CRE world go round. I think a helpful concept for beginners is "good debt" vs "bad debt." Good debt: Used to amplify returns while maintaining positive cash flow with healthy margin. Bad debt: overextending into negative cash flow or poor terms just to acquire.

I see this all the time but want to remind folks that equities are leveraged too! Both in terms of balance sheet and P/E, both have leverage components
