When I got into the real estate business almost a decade ago, I decided very early on that I wanted to focus on listing-side production. For a handful of reasons: “Listings equals leverage”, a saying my coach drilled into my head a million times. I had much greater command and leverage over my time on the listing side compared to the buy side. There was a higher barrier of entry to working the listing side. I found that the sales skills I’d developed in many different industries over my career differentiated me more on the list side. The shifting market has just cemented these truths. Super-profitable teams almost always have two things in common: 1) strong listing side production and 2) a healthy mix of lead sources with great repeat/referral/SOI channels. Teams that struggle with profitability are the opposite: 1) over-reliance on buy side production 2) a lead source mix that’s dominated by expensive paid or portal leads and 3) they have the wrong splits. I ask myself how we got here as an industry. I think at least part of it is lack of intentionality. We haven’t taken the time to get intentional and serious about the listing side, and it’s easy to justify because we’re just so busy with all the buy side leads the portals/paid sources are generating for us. So what’s the solution? For the top teams I’m talking to right now, the focus is on going “back to fundamentals”—one of those fundamentals being a healthy and intentional listing side business.
