Just ended a week at #BuildingScienceCamp. It so interesting. I now know just enough, *plus* about building science to be dangerous. Some of what I learned: 1. Adhesion is fascinating! Did you know two objects can adhere without any type of physical bond (tape, glue, or magnet). It's science! POAH Communities is handling the redevelopment of #BarryFarms, an historic affordable housing development in Anacostia (DC). So much respect for the way that project was thoughtfully planned. Relocating people temporarily and not displacing them permanently and providing new, healthier, more efficient affordable housing is such a flex. Architectural drawings are important! Subcontractors need to know how to read these drawings and interpret what they mean not just to their part of a project, but the job as a whole. Because... buildings are a system. Here's the first rezoning application under the City of Vancouver's new TOA Rezoning Policy. Sightline Properties' full city block site at West 29th Avenue and Ash Street was previously approved in 2022 for a 46-unit townhouse development. As the site is located 500 metres from King Edward Station, it is now eligible for up to 3.0 FSR under the new TOA Rezoning Policy. The result? A completely revised project with 230 market rental units, including 20% below market, in two 6-storey woodframe buildings with townhouse units on the lane, all above one level of underground parking. 3.0 FSR density (and a gym on P1 with natural light from above!) It's increasingly challenging to assemble land for lowrise rental development in the City of Vancouver, but it's great to see 'pre-assembled' sites like this one make the switch from low density strata to rental. Massive opportunity for GR riverfront. Combined with the amphitheater & stadium projects…material upgrades that enhance the riverfront district. And a long-debated topic: parking. Accessibility has helped make GR has been a pleasant place…balance between amenities & congestion. The balance of development with accessibility may be a good indicator of whether GR will follow predictable patterns & wind up with the predictable problems in its pursuit of growth.
