A new park by LDA Design is at the heart of proposals for a £1 billion development in #Salford, submitted for #planning by Henley Investment Management Ltd with Savills and Matt Brook Architects. It will be the first park in the area in a generation. The development will transform the big box units of Salford’s Regent Retail Park to create a sustainable new place to live with a car-free core. The central green space sits within a wider two-hectare linear #park providing places to play and bringing close contact with nature. The #masterplan represents a 40% biodiversity net gain, transforming a large surface car park into a thriving green space. LDA Design delivered a #placemaking strategy prior to the #masterplan being developed to ensure landscape was at the heart of any new thinking for the area. LDA Design #Manchester studio lead Mark Graham said: “This is a significant development with landscape and placemaking at its heart. Downtown Tiffin, under the Tiffin-Seneca Economic Partnership, hosted a two-day Heritage Ohio “Preservation Assessment Workshop” on November 18 and 19. This event brought together community members and experts to focus on maintaining and preserving Tiffin’s historic buildings. The first day featured an evening lecture at The Empire 138, delivered by David Mertz, a preservation specialist and former director of Belmont College’s renowned Building Preservation/Restoration Program. Mertz provided valuable insights into maintaining historic structures, followed by a Q&A session. The lecture was attended by more than 20 community members, including representatives from the Tiffin Historic Trust, Tiffin City Council, Mayor Wilkinson, local contractors, architects, and property owners. The Reineke/Reinbolt Family and the Tiffin Historic Trust generously sponsored the workshop. On the second day, a team toured five historic properties in Tiffin to provide detailed preservation assessments. The group included David Mertz, Frank Quinn (Heritage Ohio Director of Preservation), Devin Miles (Heritage Ohio), Donna Gross (Downtown Tiffin Main Street Manager), Noah Paris (Tiffin-Seneca Economic Partnership), and building owners. The properties included: · 297 E. Perry Street (Heidelberg University Octagon House) · 52 E. Perry Street (Kildow Building) · 95 S. Monroe Street · 33 S. Washington Street · 131 S. Washington Street The building owners will receive comprehensive assessment reports from Heritage Ohio with recommendations for addressing maintenance needs. "It was an honor to host the Heritage Ohio Historic Preservation workshop here in Tiffin," said Mayor Wilkinson. "This event highlights the rich history and architectural treasures of our community, offering an opportunity to learn from preservation experts while showcasing the incredible work being done to maintain and celebrate our historic buildings." The Preservation Assessment Workshops are made possible through the support of the State of Ohio.

Building a Community in apartment complexes: "If you build it, they will come” A vital but intangible element of the very best high-end apartment experiences is “community”. But what is community, and how do influence it from design stage and post completion? A great example of this can be found in 2 of our more established sites. Saltus in Stonefields and Elm in Remuera. When looking at the commonalities of these sites, and the elements that contribute to building community the obvious ones are: 1.     Functional communal spaces where residents can interact. 2.     Similar demographic (age, race, wealth and life stage) 3.     Well designed and spacious apartments – happy people = happy community. 4.     Great building managers to keep residents informed and supported. 5.     Competent and responsive Body Corporate Managers – it takes a village to make a great village. What is less obvious, and something I have observed that also has an impact on the success of building apartment communities is: 1.     The level of customisation those sites have and how connected the residents are. 2.     Biophilic design and quality of green spaces not just the quantity. 3.     A very low number of on-sales (this tells us they enjoy their apartments and the building) Low turnover means deeper relationships, longer-term neighbours. 4.     Regular and informative communications from the building managers. 5.     Similar apartment prices throughout the building so there is no sub-class. With the exception of #3, all of the above points can be incorporated at design stage. #3 is the result of success in all of these. Planning has been approved for a project to transform a rural farmstead into a unique housing community designed around a ‘green heart’. The plans for Catstree House Farm in southeast Shropshire, which have been submitted on behalf of H2B INVESTMENTS LTD and Apley Estate, will see the creation of eight new homes around a central courtyard of private gardens, with a beautifully landscaped route through the site designed to enhance the communal feel of the development. The redundant farmstead sits within the historic Apley Estate, that can trace its history back to the late 16th Century, and is one of the number earmarked for potential residential adaptation following a high level external assessment. The farmstead currently consists of a residential farmhouse, a series of Dutch barns and a larger portal frame barn and while none of the buildings are protected by a statutory listing, they include good examples of agricultural buildings from the 19th Century as well as more modern additions from the mid-20th Century. The architecture of the three primary buildings along the southern, eastern and western edges of the courtyard, are of vernacular style typical of this part of Shropshire with hand-made red brick facades, clay tile roofs and a variety of fenestration including large cart doors and a vast array of pop holes arranged in decorative patterns while along the northern edge of the site are a series of timber framed and steel framed that have previously need used as cattle sheds. As much of the existing fabric as possible will be reused in the new development, creating a residential environment with a sense of place that is influenced by the local character and underpinned by a harmonious relationship between old and new. The proposals by BCHN Architects will see the careful restoration of the brick barn buildings with the remodelling of the cattle sheds to create a contemporary juxtaposition, which will involve the demolition of partial elements and increasing external openings to increase the natural light. Resident parking and servicing will be accommodated outside the perimeter of the new homes, preserving the tranquillity of the green courtyard at the centre of the development. Lancaster City Council have shared bold new plans to provide 135 new council homes on the site of the former Skerton High School in Lancaster have been given the green light. The design proposals reimagine the former school site in a boldly presented scheme of modern apartments and housing that reflect the heritage of the area. At its heart are two sets of new apartments with a large central square providing shared amenity space to encourage a sense of community and to provide a space where residents can meet and socialise. https://loom.ly/J9ZnhAY
