“You can use an eraser on the drafting table or a sledgehammer on the construction site.” — Frank Lloyd Wright Preparation is the essential component to success in building. The plans of the build are just one component. The site itself is a canvas that nature can make “difficult to paint”. When you know what you want, but can’t make it happen on your own, that is not the time to throw in the towel. That is exactly the time to hire someone with a towel that looks well-used. Experience is everything in construction, and when that experience is local to Central Texas, it is even more valuable. Let Mill Creek Custom Homes take over the burden of planning from start to finish with your ideas in hand. The development of an executable vision is so much easier with a true partner. “Welcome to True Custom.” Welcome to MIllCreekHomesTexas.com. #FrankLloydWright #MillCreekHomesTexas #MillCreekCustomHomes #TrueCustom #CentralTexas #CustomHomesTexas #CustomDesign #TrueCustom #architecturalplans

https://lnkd.in/g4GtxtQ4 We have a new video up! I was reflecting on my clients journey on their new build. The work! So much work, they had to sell their home, well, get the home ready to sell first, which included remodeling a kitchen, painting, staging, decluttering, etc. Then the qualification part which can be difficult at times with a new construction home. Then getting a lease that would allow an early termination, oh, they don't anymore, time to move again. Now to watch the new construction slowly being built, with set back after set back but finally, move in day. This video is just a hint of what that process looks like.... Let me know what you think...

Hey Tina, What’s love got to do with this? Absolutely everything, if you’re talking about modular construction with cold-formed steel. Let me explain. Picture this: You're a regular person, just trying to build a house without losing your mind. Traditional construction methods have you in tears by the end of the first week, and that’s before you’ve even picked out the right shade of “Eggshell White” for your bathroom. Enter modular construction with cold-formed steel. It's like finding true love in the world of building materials. First off, cold-formed steel is strong. It’s like the superhero of building materials. If Captain America were a construction material, he'd be cold-formed steel. This stuff can withstand all sorts of calamities: hurricanes, earthquakes, and even a toddler's relentless quest to color on every wall. Plus, it doesn’t warp, rot, or become a tasty snack for termites. If it were a person, it’d be the kind who shows up early to help you move and never complains. Now, let’s talk modular. In the construction world, modular means you get to assemble your building like it’s a giant LEGO set. You know you’ve always wanted to live in a LEGO house. Modular construction takes the chaos of a traditional building site and replaces it with the satisfying click of pieces snapping perfectly into place. It’s like Marie Kondo visited your construction site and tidied it up. But here’s the real kicker: modular construction with cold-formed steel is fast. Traditional construction is like watching paint dry—literally. Modular construction? It’s like paint that dries itself while you drink your coffee. Wait, all paint does that. Whatever, your building goes up so quickly, you’ll think someone hit fast-forward on reality. It’s like magic, but with fewer rabbits and more structural integrity. So, what’s love got to do with it? Everything. Because once you experience the strength, efficiency, and sheer joy of modular construction with cold-formed steel, you’ll never look back. Your relationship with traditional construction methods will be over faster than you can say “building permit.” #ConstructionLoveStory #ModularMagic #ColdFormedSteel #BuildItBetter #Modular #CFS #ADU #ModularHousing #OffsiteConstruction

When it comes to building with Southern Pine lumber, ensuring the structural integrity requires careful understanding how to use the lumber. That’s when you break out the span tables. Lumber span tables are valuable guides which provide the maximum allowable spans for different types and sizes of Southern Pine and pressure-treated lumber under various load conditions. They help you determine how far a wooden beam or joist can span between support points, such as walls or beams, without compromising safety and structural integrity. #southernpine #designvalues #spantables #joists #headers #ceilings #beams #buildwithwood #lumber #wood #technicalresources #buildingresources

In new roof construction or replacement, once the body of the roof is fully covered with shingles, then the ridge caps must be installed. If the roof design calls for a ridge vent, then this will also be installed at this time.

Before we estimate, it’s essential to review the site photos. If the access from the road to the house is muddy, we will need to allow an additional cost for a limestone access track. Many more factors will increase the costs; this is one of many. #builders #builder #melbournebuilder #sydneybuilder #brisbanebuilder #buildingahouse #constructionsite #construction #constructionlife #melbourneaustralia

Gable wall, floor joists, soffit? Not sure what they're talking about ? Buying a house means you're likely to be learning some new vocablulary and sometimes feeling out of your depth when talking to surveyors, architects and builders. One of the reasons I suggest my clients use www.gethousesurvey.ie for building surveys is that they include this extremely useful diagram in their surveys to make it easy for buyers to understand what everyone is talking about. Isn't it a good one?
