It is always very exciting to attend the Top Hotels conference organised by Evensys! I look forward to meeting industry partners on May 28-29 to learn about new investment opportunities, to discuss the latest trends in the hotel market that can improve hotel performance and guest service quality. MOGOTEL, the main hotel operator in the Baltic countries, with a presence in 9 countries: Latvia, Estonia, Ukraine, Slovenia, Slovakia, Germany, Sweden, Hungary, Poland, has very ambitious plans for Romania and we are working to expand with more than 20 of hotels in the next period in Bucharest, in the main cities of Romania, and also in Moldova and Bulgaria. MOGOTEL pursues the following expansion options: 1. Working with investors who want to develop hotels and want to benefit from the services of MOGOTEL under a management or lease agreement. 2. Collaboration with developers of mixed projects, who want to add value to the project through the hotel under MOGOTEL management, thanks to which the selling price of apartments in a residential project is sure to be higher. 3. Mixed-use developments of office, residential, commercial and other facilities, where the hotel comes with additional services. 4. Developments for rent (BtR "Built to rent"), where MOGOTEL comes with a hotel under an international brand, which offers the necessary services to tenants and increases the attractiveness of the BtR. 5. Conversion/Reconversion of office or residential buildings into hotels. 6. Branded Residences attached to international hotel brands. 7. Acquisition of existing hotels on a management or lease basis. We are interested in receiving opportunities for existing hotels/apart-hotels or projects under development. Offers should be around 100- 350 keys and fit the criteria of one of five categories - economy/ midscale/ upper-midscale/ upscale/ upper-upscale. The top takeaways from the Shiji Q1 Guest Experience Benchmark in Europe: 🔸 Review volume dropped 6.6% for our sample in Q1 2024 over Q1 2023 mainly due to a 12.2% contraction in volume of reviews on Booking.com, the largest review source in Europe. Reviews per hotel were down as well in our sample, which likely means fewer complaints from guests. 🔸 Average response time saw a steep improvement, with positive reviews receiving replies in under 5 days and negative review in under 6. Just a year ago the average was over 9 days for both positive and negative reviews. 🔸 Both 3- and 5-star hotels saw a drop in the Value index compared to Q1 2023, with -1.6 and -0.4 points respectively. Some opportunities serve as catalysts, allowing us to relearn familiar concepts in entirely new ways. Discover India 2024, hosted by Booking.com, was one such event. ( Thank you Aeijaz Sodawala for the opportunity) It brought together some of the finest industry leaders who shared invaluable insights on how we can collaborate more effectively to enhance customer experiences. The event created pathways for new partnerships and reinforced existing ones. It was a pleasure reconnecting with partners like Mayank S., Pallavi Agarwal with whom I've been collaborating closely on eZee Mint. Here is what I learnt Data is the Dada (Big brother): Your customer data is a gold mine. Understanding your guests and their behaviour can set you apart in this competitive landscape. Hyper-Personalisation: Customers are the kings of their choices and deserve to be treated like royalty. Instead of merely aiming for customer satisfaction, hoteliers should strive for customer delight, creating memorable experiences that keep them coming back. OTAs as Collaborators: Hotels need to view OTAs as allies, bringing first-time customers to their doors. One way to stay ahead of competitors is to staying relevant by frequent consent update and participation in different deals. A Broader View Beyond ADR: As the industry evolves, we must adopt a holistic view of Total Revenue Management (TRM) rather than focusing solely on room nights and rate plans—especially in markets with rapid turnover. The Rise of Bharat: The emergence of new hotels in tier 2 and tier 3 cities is creating exciting opportunities for our workforce, technology partners, and distribution networks. Mobile Friendly: With over 50% of bookings now made on mobile devices, being mobile-ready is no longer optional; it’s essential. AI's Role: While skilled humans will always be needed in our industry, AI is here to enhance their capabilities, streamlining processes and improving efficiency. Being Searchable: People(read millennials, Gen Z and alpha) today search properties via social platforms to see how good a place is. Hoteliers must now be available online to attract customers Whats up?: Email is becoming outdated; people prefer engaging through WhatsApp for quicker, more casual conversations. Tech Integration: We must implement systems that can talk to each other seamlessly to offer a better customer experience.
