In late 2022, when Emart24 announced its entrance into the Singapore market, it sparked a curious intrigue within me. Why Singapore, I pondered, especially considering their swift expansion in Malaysia? Could the geographical proximity have influenced their decision to venture into the Singaporean landscape as well? However, what truly piqued my interest was their strategic choice of location. Opting to nestle their stores within malls rather than standalone venues seemed unconventional. This approach, coupled with their attempt to redefine the convenience store concept, presents a fascinating case study. The positioning, straddling somewhere between traditional convenience and a more elevated retail experience, raises questions about its reception in Singapore's retail sector. Singapore's retail environment is notoriously challenging, characterized by steep rental and operational costs. For newcomers, the barrier to success is formidable. The convenience store segment, in particular, has long been dominated by giants such as 7-Eleven, Cheers, and various petrol station operators. Moreover, with supermarkets like NTUC FairPrice and Sheng Siong Group extending their operations to 24-hour models, the market seems more saturated than ever. This landscape leaves us pondering the viability of new entrants like emart24. Their differentiated store concept could indeed fill a niche in the market, offering a unique value proposition to Singaporean consumers. Yet, the question remains: Can this novel approach withstand the pressures of a saturated market and the high cost of operations? As the retail landscape continues to evolve, emart24's foray into Singapore could either pave the way for innovation or serve as a cautionary tale of the challenges facing new entrants in a highly competitive market. #fmcg #conveniencestores #retailindustry

Vingroup's decision to sell its controlling stake in Vincom Retail JSC has once again spotlighted the Vietnamese retail space. Vincom Retail, as a company, is actually doing quite well. The company saw net profits rise 59% y-o-y to USD178.4mn in 2023 and currently operates 83 shopping centres in Vietnam with plans for six more to begin operation by YE24. This highlights the continuous demand for retail expansion across Vietnam. At BMI Country Risk & Industry Analysis, we highlight communications and hospitality (hotels and restaurants) spending as the two retail outperformers across our forecast period (through to 2028). These two segments have natural synergies with the shopping centre business and we expect them to feature prominently in not just Vincom Retail's network but also all shopping centres across the country.
