I am a motivated seller... of a washer/dryer set. It did get me thinking about motivated sellers in real estate and what might motivate someone to offload a property/parcel quickly. Sellers don't just transact for the highest dollar bid although a high bid doesn't hurt; sellers are motivated to transact for a variety of reasons: - Tired of managing the property - Moving out of state - Dissolving a partnership - Loan maturity coming due - Pressure from equity investors to sell - Free up capital for another immediate use - Lack of expertise in the market - Lack of capital to add sufficient value to the property/community - Close-ended fund maturity Why else might real estate owners be motivated to sell? P.S. We're motivated to sell our washer/dryer because we upgraded to a new set, kind of like a 1031 exchange! #realestate #motivatedseller
