Love this Doug Arthur and Russ Murfey, looks like I missed a great gathering! Reminds me when I presented to the City Council back in 2014-16 during the #Uptown CPU when I was cheerleading for high denisty, little to no parking and I observed the future was a #returntoourhistoricroots and still have the presentation I should re-publish with our progress.
San Diego at the turn of the century, the after WWI and again after WWII converted industrial, commercial, hotels and homes/manors into apartment buildings and built #SRO and #microunits by todays standards without parking. I asked why can’t I build 50 units on a 5,000 SF lot and 100 units on 10,000 SF like my Dad did? When Horton Plaza was developed we had to replace 2,000 units in the City immediately…
Turns out you ask and you shall receive, and I have $500 million of active attainable rent developments in the City and working on the next round of projects daily, powering through the naysayers in this market. I have watched you guys #dreambig and create magic most will never come close to at a young age. Keep up the good work!
The next frontier beyond building apartments faster, smaller, parking-lite is a new sustainability value proposition PearlX I am bringing to market unlocking GP equity from the #energyestate, boosting NOI/property values and a pathway to cheaper debt for long term holders, which most of us #middlemarket players utilize as a strategy. Had a great time showcasing one of SENTRE’s 100 year old crown jewels in Barcelona alongside one of the best new urban multi projects in Murfey Company’s Secoya with 30 future real estate leaders. Enjoyed closing out the tour with some fun at North Park Beer Company at Secoya.
Great to partner with life long friend Russ Murfey to talk real estate with the next generation of leaders at NAIOP San Diego. We covered entitlement, historic renovation, branding, complete communities and, last but not least, buildings without parking!

Going to door to door is often the “unsexy” part of community engagement but I do believe it is the most important and impactful. Wimauma has been one of my personal favorite communities to do this in because of how connected the neighbors are (it’s a rural small town). I’ve been privy to witnessing neighbors sharing eggs, vegetable, and fresh tamales while out there- actively demonstrating the power and strength of their social capital.
And to be clear- when we go door to door, we’re not surveying: we’re truly connecting. Checking in, asking what they care about, and making sure that they are aware of how to be involved if they choose to do so.
Anyways, all of this to say: this is why it’s important to prioritize authentic, grassroots community engagement strategies in all of our urban planning processes. It’s the only way to truly understand the communities we’re trying to plan for and how we’ll actually get to see successful projects and plans.
CCC hit the streets yesterday in Wimauma to ask residents what they want to see in the Bethune Park Masterplan.
Although we got to hear the perspectives and visions of many, 100% of those we spoke with wanted a Splash Pad!
(Something we definitely would have taken advantage in yesterday’s heat 🥵)
Hopefully we’ll be able to come back and enjoy the splash pad in the future 😊
