If these issues aren't fixed, Sydney will struggle to solve our housing affordability crisis. Sydney's logistics and warehouse operators are being priced out of industrial land in Sydney, pushed to seek cheaper alternative sites in Melbourne and Brisbane. The high costs of industrial land in Sydney, including stormwater infrastructure fees, are making it hard to do business. Melbourne and Brisbane offer lower land, building, and labour costs, and have more industrial land available. This is making Sydney less competitive, which could lead to higher costs of goods and services for Sydney residents – and higher housing construction costs. As Mecone’s founder and executive chair Ben Hendriks has pointed out “Sydney's industrial land issues aren't just about the availability of zoned land. Land fragmentation, a lack of critical enabling infrastructure, and a patchwork of environmental constraints means land that's zoned often can’t be feasibly developed for large-format industrial warehouse companies. This creates major hurdles for businesses needing big, modern facilities. If Sydney can’t sort this out, businesses will continue to relocate, making the challenge of solving our housing crisis even harder.” There’s a big challenge ahead. Developers do not have a never ending bucket of money to fund infrastructure that is not owned by them but rather the public. These charges are part of the cost of the end product. That total cost is what determines rents for industrial premises (and the price of home/apartment). When the rents to cover all those costs become too high for people/businesses to pay then a project becomes unfeasible….and doesn’t get built. Making a contribution to infrastructure is fair. Making that contribution so high it stops the project, thus removing any contribution is dumb. Infrastructure contributions follow a similar principle to the Laffer Curve (https://lnkd.in/gc7rV4uq) which shows the point at which the tax or in this case the infrastructure charges start to diminish the number of dwellings/industrial facilities that are completed. Or in short…when the infrastructure charges get too high in Sydney, investors take their money to Melbourne and Brisbane. You can’t tax your way to prosperity.

And I, and my readers, really want to know how the #logisticsproperty market is faring, what space is available, and how long will it be available for, what grade space are we talking about and is there enough Grade A space available? Where may they get that cheeky short-term deal on a second hand shed for Christmas, or get a relatively short term let to tied them over while they consolidate to a larger more strategic space? Are there sub-let deals around? Is it good space? Looking ahead where is that modern Grade A space with all singing and all dancing ESG being planned? Is there enough of it? What about surpressed demand - are developers going to start building again especially smaller sheds? Will Government moves to make the planning system more responsive release land for logistics development in the Midlands? What about power? Can they get the right employees with the right skills? This list of questions is endless but the sentiment from occupiers seems to be the same - 'the Golden Triangle is still golden'. MAG submits planning application for East Midlands logistics park MAG (Airports Group), owners of East Midlands Airport (EMA), has submitted a planning application detailing proposals for a logistics and manufacturing park on land south of the A453, adjacent to the airport. The proposed park, designated as a tax site within the East Midlands Freeport, aims to attract investment and employment opportunities to the region. EMA's managing director, Steve Griffiths, describes the location as a prime site for a development of this kind. “We are confident that if approved, we will have little difficulty in attracting businesses, bringing much-needed jobs to the region during its construction and operation”. If approved, the development could generate over 2,000 new jobs once fully operational and employ nearly 200 people during its two-year construction phase. Strategically located within the UK's logistics 'Golden Triangle', near the M1 and other major road networks, EMA's cargo facilities, and the East Midlands Gateway rail freight hub, the site would offer great connectivity. The outline plans include several units up to 25m tall, providing up to 135,000 square metres of floorspace for industrial, storage, distribution, and office purposes. The largest units would be situated closest to the A453, with smaller units towards the southern end, addressing North West Leicestershire District Council's identified need for 2.5m square metres of additional warehousing by 2041...
