Addressing the housing affordability crisis requires a focus on supply, not just pricing. As demand far outstrips supply, evidenced by Rhode Island’s 500,000 families competing for just 600 active listings, we need to rethink our approach to housing development. Local zoning laws often hinder progress, with Rhode Island having the largest minimum lot size requirements in the country. To truly tackle affordability, we must open up more housing opportunities and consider how federal funding can incentivize changes in zoning. I’m encouraged to see the Government following through on its promises to deliver top-down planning reform to boost housing supply. Fast-tracking urban brownfield site development and releasing lower quality ‘grey belt’ land are crucial to addressing our deep-rooted housing crisis, and it’s welcome to see the government directing local authorities to make this a priority. The Government must not forget the housing needs of over 65s in this push to build. We need to see specific measures to turbocharge the supply of age-appropriate housing to allow older people to thrive in later life, as well as motivate them to downsize and free up housing supply to the benefit of every generation. I hope the Government embraces the recommendations of the Older People’s Housing Taskforce and puts the needs of older people at the heart of its housing strategy going forwards.
