Modern zoning sought to bring order to this chaos, prescribing what parts of town were best suited for each individual purpose. But it didn’t work. That’s why mixed-use developments are now trending. The Amsterdam development is the typical way to break open an urban area and townscape that should be protected by city codes, but is not. Urban areas that give form to the sole and culture of the city. Too much history is already lost in the need to go big. Atlanta will face big challenges in growth, but should be careful in its developments. The piedmont park / VH / Morningside area is unique since it forms the typical Atlanta plot structure character of single homes in a very green environment. Atlanta : the city in the woods, the green canopy. Large developments should be avoided in that area, since it will destroy in the end that historically grown small scale Atlanta characteristics. Architects should be aware of that. And it also destroys the original idea of the beltline. Gleeds' new global headquarters 🏢 After 20 years at New Cavendish Street, our London colleagues, and our global HQ, is relocating. Our new space, at the heart of Fitzrovia, will stretch across three floors and will feature open-plan working spaces and a rooftop with a home for nature. To further encourage collaboration, the lower ground floor will be used as a multi-purpose event space to bring colleagues, business' and industry together. The building, designed by Emrys Architects, is fully electric for energy services, and is in line with our low carbon property strategy. Richard Steer, Global Chairman, shared his thoughts on the move: “As our business continues to go from strength to strength, our new workplace will create a collaborative environment where our teams will be able to support the delivery of our clients’ exceptional projects and help them to achieve their goals. Big News! 🎉 We’ve won Capital & Centric’s competition for St Georges Wolverhampton! Working with our friends Mikhail Riches we’re excited to be co-masterplanning the repair of this historic city district. We’ll also be looking after the design of a glorious new city park, a network of new public spaces and the remaking of several historic streets. While we’re doing that Mikhail Riches will be busy adapting the former Sainsburys building into high performance new homes while other parts of the site will host family housing at a variety of scales. The eponymous church will be re-proposed into community and work spaces surrounded by independent businesses at the heart of the scheme. Transforming Edmonton’s 76 Avenue: Introducing Belgravia Heights Another Green Space Alliance’s Direct Control Rezoning project just got its development permit approved! Westrich Pacific’s Belgravia Heights is a groundbreaking project that embodies the ambitious goals of the McKernan-Belgravia and Belgravia neighbourhoods. This rezoning project led by Marcelo Figueira, GSA Associate Principal, is crucial for transforming the low-ridership LRT station into a vibrant, walkable, transit-oriented community in Edmonton. At GSA, we believe that Transit-Oriented Development (TOD) is about creating inclusive and equitable communities where everyone benefits from the proximity of services and amenities. This site, steps from the LRT platform is an ideal location for TOD. We also designed a new interface between the commercial development and the LRT station to contribute to community vibrancy. This viewpoint overlooking the trains aims to bring back the charm of traditional train stations. Coupled with the surrounding commercial services and public spaces this enhanced can significantly boost neighbourhood vibrancy and community spirit. But this is not just about TOD. Our urban design concept includes several key features to fully realize the community’s main street vision for 76 Avenue. Main streets flourish in environments where people can move at a leisurely pace. Developments like Belgravia Heights not only improve transit accessibility and ridership but also bring many community benefits. As an example, Live/work townhouse-style units front 76 Avenue. Those units are meant for new entrepreneurs and conventional commercial spaces for established businesses. Also, ground-level residential units are strategically placed to blend seamlessly with existing residential areas. To complement the urban design, JFS Architects designed a unit mix to accommodate a range of demographics and family arrangements. Belgravia Heights aligns perfectly with Edmonton’s goals for promoting growth through walkable, transit-oriented environments, turning the long-standing goals of the neighbourhood’s redevelopment plan into reality. It is a shining example of how thoughtful urban planning and design can transform a neighbourhood, fostering community spirit and economic growth. Scarborough’s Golden Mile is set to experience a transformative redevelopment, shifting from a traditional retail-dominated area to a dynamic, mixed-use neighborhood. As ever, the most important aspect is where the buildings meet the ground; what is the impact upon the street, how does it respond to people, life and activity... "Street life: tall buildings have been criticised for destroying street life. Yes, sometimes these buildings can feel overwhelming. However, city planning and urban design that prioritises pedestrianism can then incentivise buildings that better engage with the street. The real problem of modern cities is that too many automobiles take up too much urban land. Reducing car usage and opening public spaces are the real drivers of urban vibrancy."
