The results are in from Q3 and the Broker Channel of Mortgage Lending is at it's highest market share since 2009. Over 27.4% of licensed Loan Officers are Mortgage Brokers, which is a staggering number given that only 93,000 Loan Officers renewed their licenses for 2025 (down from over 420,000 license renewals in 2021). So the Broker Channel is expanding in a shrinking pool of Licensed Loan Officers. Over the last 2 years we have seen a mass exodus of top/high level Loan Officer talent leave the Correspondent Channel and join the Broker Channel. So why is this the case? I am a firm believer that people vote with their feet. To boil it down to 3 reasons, #1 in the Broker Channel you have substantially more products (you can tell your Borrowers "yes" when other Loan Officer say "no"), #2 your pricing is better by anywhere from 200 to 400 basis points compared to the Correspondent Channel(if you don't believe me, call me and let's compare), and #3 a Loan Officer's compensation is anywhere from 3 to 4 times higher as a Mortgage Broker compared to Correspondent Compensation (again if you don't believe me call me and I'll show you how much you would have made on your 2024 Fundings as a Broker). This is not a knock on the Correspondent Channel. Every Channel of Mortgage Lending has it's place and we are all in this together. The Mortgage Business has been an absolute knife fight for the last 2.5 years. Loan Officers - The key to your success as a loan officer, is to try to say NO to as many potential clients as you can!... That doesn't fit your wheelhouse. I know this is an odd thing to say, but take a look around you. The ones that are crushing it in mortgage space, are the ones that know what they specialize in! If it's a cookie-cutter loan, like a Conventional / FHA W2 employee client base, then go all in on that and crush it! If it's a Down Payment Assistance (DPA) client base for 1st time home buyers, then go all in on that and crush it! If it's a Non-QM, self-employed client base, then go all in on that and crush as well! The point is, don't become the "Jack of All Trades, Master of None!” Instead, master a certain loan program, go all in on it, and then put people in place to grow it and expand your specialties. So often times we think being a jack of all trades and a master of none is a good thing, but it's far from the truth! People want to do business with other people who are Masters at what they do! Mortgage Loan officers!!! I am reading from many on linked'in glum and doom!! Well no refi's with rates up!! Companies may need to do layoff again. How some companies will not make it. That the business is bad ETC ETC ETC!!!! FACT!!! Loan officers control how many calls they make. How much social media they do. How many realtor calls meeting that they do. How they provide incredible high level personalized service. Loan officers have the ability to change the lives of families. They have no cap on their income. So my ask to all the mortgage leaders and loan officers on Linked'in lets read and reread our posts before posting them and if you read more negative then positive then I ask you to stop and add some positive. This is one mans view. Note: Greg Sher always posts allofus and I agree but think 🤔 we all need to be more glass half full. More gratitude for the gifts this business gives us every day!!! These actions will make us better as individuals and as a industry !!
