🤔 What’s the Best AVM to Use? We get this question all the time! In Q3, AVMetrics independently tested 24 models, but our GIF highlights only the 13 models that ranked at the top of the MPTs. Importantly, at least 11 AVMs shouldn't be anyone’s first choice anywhere. Remember, AVM vendors and resellers are not independent referees; independent testing is the only way to truly understand how AVMs perform. This past quarter, we witnessed several models retire and new ones introduced. The landscape changes rapidly—don’t rely on results from last year or even earlier this year. In fact, you can’t even trust last quarter’s results! While it may seem straightforward from a map showing just one AVM in each county, it’s crucial to recognize that AVMs have different strengths. Yesterday, I wrote a fairly epic blog post on the events of 'Brownfield Development Day'. Well.... I am ashamed to say that I missed one! Yesterday, the Government made another amendment to the GPDO - which will come into force on *5 March 2024*. The Statutory Instrument makes the following changes to Class MA of Part 3, Schedule 2 to the GPDO - it removes the requirement that a building must have been vacant for a continuous period of at least 3 months immediately prior to the date of an application for prior approval; and - it removes the floorspace upper limit for buildings changing use under the right. This means that, absent an Article 4 Direction or restrictive conditions, a building in Class E use can now be converted to residential use: - regardless of its size; and - regardless of whether (and how long) it is vacant at the time of the application.
