Here is a quick building update: We gave our building a facelift! 🤩 If you remember in our early building update videos, we used to have glass showcases on either side of the building entrance. We ripped all of these out and now our building is going to be flush with the street. This way, it will eliminate loitering outside of the building, which will allow for our clients and residents to live and work in a quiet place. By doing this, we gained about 200 square feet of usable and rentable space! 👏🏼 This was not in our original plan, we pivoted on our permit and our design to add this in! When we’re done, there will be stucco + brand new black glass to finish it off. We are excited for this update and we’ll show you the results when it’s done!😍 Agent #M22001651 | License # 12360 #themortgagearchitect #buildingupdate #newbuilding #renovations #mortgageagent #mortgagetips #canadianrealestate #MortgageTopics #Canada #ReachOut #clients #conversionprocess #constructionprocess #businessowner #mortgagelife #residents #TorontoOn #CambridgeON #KitchenerOn #realestatemarket #Worktogether

Often you will hear homeowners discussing remodels and renovations, but what is the difference between the two? A renovation focuses on restoring or updating the appearance of a space without altering the structure. A remodel involves changing the structure or layout of a space to create something new. #renovations #remodel #JRBLLC #construction

Ever wondered how businesses afford to customize their commercial spaces? Enter the Tenant Improvement Allowance (TIA) – a key part of many commercial real estate deals. TIA is a negotiated sum provided by the landlord to help cover the costs of building out or modifying a leased space to meet the tenant’s needs, like new walls, lighting, flooring, or plumbing. The tenant improvement budget is often based on factors like lease term, tenant credit, and the space’s condition. A larger TIA can reduce upfront costs for tenants but may impact rent and lease terms. Negotiating TIA can be a game-changer in creating a space that truly works for your business! 💡 #CommercialRealEstate #TenantImprovements #LeaseNegotiations #RealEstateTips #BusinessSpace #PropertyInvesting #CREKnowledge #OfficeSpace #BusinessOwners #RealEstate101

When considering buying new construction, you'll want to arm yourself with the answers to three crucial questions: 1. Timeline: When can I expect to move into my new home? Understanding the estimated completion date helps you plan your move and avoid temporary housing limbo. 2. Standard Finishes: What's included in the base home model? Knowing the standard finishes, from flooring to faucets, allows you to budget for any desired upgrades and avoid post-move surprises. 3. Customization Capabilities: Can I add my own personal flair? Understanding the builder's flexibility ensures you can create a space that reflects your unique rhythm and style. Remember, these questions can guide you toward a new construction experience that perfectly blends your budget, taste, and desired timeline. Building your first flex space? Timing is everything. When starting a multi-building project, focus on getting that first building completely finished. Bathroom, finishes, everything. The goal is to lease it out as fast as possible and send those leases to your lender. This unlocks the next round of capital so you can move on to building the next one. It’s all about keeping the momentum going and staying ahead. #FlexSpaceDevelopment #RealEstateTips #HamzaInvests

Property viewing is one of the most exciting parts of the industry. Here is my mental checklist I run through when looking at potential investments 🏡 Location: Look for properties in desirable neighborhoods with strong growth potential. Consider proximity to amenities like public transportation, schools, shops, and restaurants. Property Condition: Evaluate the current state of the property and potential renovation costs. Check for structural issues, plumbing, electrical systems, and roofing. Aesthetics: Properties with unique architectural features, good lighting, and spacious layouts. Think about how the property can be styled, photographed and marketed when renovated. Potential for Value Addition: Identify properties where you can add value through renovations or upgrades. Look for underpriced properties in up-and-coming areas. #propertyinvestment #propertydeveloper #propertyinvestor #propertyrenovation #buildyourbestbusiness #development #propertysourcing #brr #renovation #womeninbusiness

Housebuilding's top trending article 🏘️ House-builder takes open plan to the next level. A leading house-builder is offering West Country customers the opportunity to design the entire internal layout themselves. It is not unusually for buyers of new-build properties to be able to specify design features or fixtures and fittings of their new homes. But Miller Homes Ltd is taking this to a new level at its Cleve Wood development in the village of Thornbury in Gloucestershire, releasing a collection of ‘shell’ homes.
