Over the past five years, the shortlet business in Lagos has experienced significant growth, becoming a competitive alternative to traditional hotels. The market saw a notable boost during the COVID-19 pandemic, as people sought safer, home-like environments with more privacy, making shortlet apartments a preferred choice over hotels. By 2021, occupancy rates for shortlet apartments had risen to 76.3%, far outpacing the hotel occupancy rate of 47.5%, and this trend has continued to rise. Key drivers of this growth include the affordability of shortlet properties compared to hotels, and their flexibility for both leisure and business travelers. On average, shortlet apartments charge between N50,000 and N100,000 per day for a one-bedroom unit, while hotels in similar locations may charge over N100,000 per night. Moreover, the shortlet market has become increasingly competitive, which has helped keep prices relatively low, benefitting tenants and encouraging more investors to join the space. As for investment locations, the most profitable areas for shortlet businesses in Lagos are typically high-demand areas such as Ikoyi, Lekki, and Victoria Island, where rates for short-term stays can reach as high as N450,000 per day for premium properties. However, shortlet apartments on the mainland, like in Ikeja or Yaba, still perform well with lower daily rates, attracting a broader range of guest.
