Planning approval secured ✅ Miller Goodall Ltd prepared the air quality ES Chapter and lighting impact assessment submissions.
The northern facade of the building is opposite railway arches and the route along the northern facade provides a route to a nursery/residential block (staff entrance, and bin collection). An assessment of lighting impact to bats at the arches and ensuring a safe route for the neighbour (security, safety, comfort) was completed. The route, currently, is lit by street lighting spill and has a line of sight to the road, which will be lost once the building goes up.
Sometimes, you don't need to overcomplicate a solution. Our lighting design provides several 'box' luminaires fixed to the facade. These have zero upward light spill (zero bat impact), provide a stylish finish and ensure the route feels safe and lit. Also providing the necessary lighting for CCTV.
The building frontage will be lit by light from existing street lights. We also provided advice and a product should the Applicant wish to include an up/down light along the frontage.

We provided expert Planning, Strategic Communications, Economics, EIA and Heritage and Townscape services for the PBSA development, which includes around 100 student studio bedrooms over 15-storeys and proposes an attractive new building, designed by SimpsonHaugh, which will provide a high-quality future for a currently underutilised space.
The plans add vibrancy and activity to Charles Street, completing the street scene and increasing footfall and activity.
