Iconic properties are more than just physical structures. If you speak to any University of Pretoria student from either the present or the past 10 to 15 years, they’ll likely know the notorious Hatfield strip very well. It’s an iconic nightlife location for students that has become synonymous with a night out in Pretoria. However, this landmark student hangout is set to go under the hammer on 16 October, and there are alleged plans in place to turn it into a residential development. My nightlife days might be long behind me, but I do find this expected change to be somewhat disappointing. An area like the Hatfield Strip experiences excellent foot traffic and has plenty of goodwill behind it. So, it almost seems like a no-brainer to upgrade the existing facilities and try to retain the old tenants. While I don’t see any problems with converting retail spaces into residential developments, I feel as though it should only be done in instances where it would make sense to do so.

How a new major development in Swansea will look

Planning approval secured ✅ Miller Goodall Ltd prepared the air quality ES Chapter and lighting impact assessment submissions. The northern facade of the building is opposite railway arches and the route along the northern facade provides a route to a nursery/residential block (staff entrance, and bin collection). An assessment of lighting impact to bats at the arches and ensuring a safe route for the neighbour (security, safety, comfort) was completed. The route, currently, is lit by street lighting spill and has a line of sight to the road, which will be lost once the building goes up. Sometimes, you don't need to overcomplicate a solution. Our lighting design provides several 'box' luminaires fixed to the facade. These have zero upward light spill (zero bat impact), provide a stylish finish and ensure the route feels safe and lit. Also providing the necessary lighting for CCTV. The building frontage will be lit by light from existing street lights. We also provided advice and a product should the Applicant wish to include an up/down light along the frontage. #lighting #planning
