𝐖𝐞𝐬𝐭𝐞𝐫𝐧 𝐒𝐜𝐡𝐨𝐨𝐥 𝐬𝐢𝐭𝐞 𝐡𝐨𝐮𝐬𝐢𝐧𝐠 𝐝𝐞𝐯𝐞𝐥𝐨𝐩𝐦𝐞𝐧𝐭 𝐦𝐨𝐯𝐞𝐬 𝐚 𝐬𝐭𝐞𝐩 𝐜𝐥𝐨𝐬𝐞𝐫 Keepmoat will transform a 22.9-acre brownfield site into a vibrant community with around 318 properties, including one to four-bedroom homes, affordable housing, and retirement dwellings, backed by a £65 million investment. This project, on a former school site closed over a decade ago, is set to revitalise the area with sustainable homes ready by winter 2026. Funding from the Homes England Accelerated Construction Programme enabled North East Lincolnshire Council to prepare the site, and Keepmoat has secured planning permission, pending a Section 106 agreement. Regional Land and Partnerships Director Ben Hindley emphasises the partnership with local authorities and housing associations, working closely with North East Lincolnshire Council and Ongo to deliver quality housing and boost the local economy. Councillor Philip Jackson highlights the importance of utilising brownfield sites to support sustainable community growth. 🌟 Successful Presentation at Hutton Cranswick Parish Council 🌟 Last night, we had the pleasure of presenting our proposed Passive House Development for Hutton Cranswick to the Parish Council. The session was incredibly engaging, with thoughtful questions and constructive feedback from the attendees. Key topics of discussion included: ▪️ Affordable Housing: Addressing the need for accessible, sustainable homes for all. ▪️ Housing for New Families: The potential to meet the housing needs of young families in the area. ▪️ Sustainable Design: Highlighting the energy efficiency and low-carbon benefits of Passive House standards. ▪️ Pricing: Ensuring the final properties are competitively priced for the market. 🏡 One important issue raised was the plot’s location outside the current development boundaries for Hutton Cranswick - The proposed development, while outside the current village development boundary, aligns with the Government's commitment to addressing the national housing shortage by delivering high-quality, sustainable homes. With a focus on energy efficiency and environmental responsibility, this project supports the push for more housing in rural areas, ensuring communities like Hutton Cranswick can grow sustainably and attract new families. We also discussed accessibility to the village, and we’re pleased to share our commitment to working with the Highways Agency to create a new footpath and cycle path connecting the development to the village, just 130 meters away. The next steps? We’re moving forward with the pre-planning application and look forward to collaborating with stakeholders to bring this exciting project to life. We're pleased to be at the Building Garden Communities Conference today. Our Senior Researcher Hani Salih took part in an engaging discussion on the potential role of Build to Rent (BTR) development in Garden Towns. Here are some key insights that came up: - Richard B. highlighted how single-family housing can serve as a catalyst for diverse housing options within communities. - Jo Davis discussed the substantial £1.9 billion investment in single-family housing, emphasising its appeal for immediate occupancy and its potential to foster vibrant, legacy-driven communities. - David Reid underscored the potential of institutional ownership and management in ensuring the longevity and quality of BTR developments. - Eve Murzyn emphasised the importance of understanding local needs and engaging with local authorities from the outset to tailor BTR solutions to specific communities. - Hani Salih highlighted the significance of resident involvement and the integration of green spaces to foster community cohesion and a sense of belonging. It was suggested that BTR is a must-have because of the institutional capital it brings, its potential to create communities early on, and the possibilities it brings for providing a diverse mix of housing and tenure types and infrastructure. You may have seen us post previously about our work with partners developing affordable housing for local people on #ruralexceptionsites. You’ve probably wondered what the results look like and this video taken by our partners CHS Group gives a real insight. This small, eight dwelling scheme at Harston Road in Newton (in South Cambridgeshire) has provided much-needed homes for people with an existing connection to the village through living or working there or having close family locally. You can see that it blends seamlessly into the existing properties with attractive design, plenty of garden space for people to enjoy and lots of car parking. Cambridgeshire ACRE has been able to extend its work with rural communities to meet more local housing need thanks to funding from Department for Environment, Food and Rural Affairs via ACRE and we look forward to working with our partners to help more people find affordable homes in the places they know and love.

The Government’s housing and regeneration agency, Homes England, has approved a £124 million funding package to unlock more homes and deliver new state-of-the-art infrastructure at #BarkingRiverside in #eastLondon. Barking Riverside, a 443-acre brownfield site formerly occupied by #Barking #PowerStation, is one of Europe’s largest placemaking projects. Upon completion the new mixed-use development will provide affordable family homes, enhanced green spaces, 7 new schools and better access to the #RiverThames, as well as a significant amount of retail, employment and community space.
