I have to admit, this is my go-to spot for parking when in Auckland. It's incredibly tight to get in and out of and it always seems to be packed with tradies vans...making things even harder. Over the past few years there has been a lot of talk about the number of vacant-land carparks in Christchurch (as a result of the earthquake). There have been calls from many people, including some Councillors, to "force" land owners to build or sell. Penalties like increase rates have been suggested for those who don't build...or at least tidy up the sites. You have to remember...building (anything) is a business. There has to be a commercial return and all of the elements to make the build happen need to fit together. For most of the vacant sites in Christchurch there (currently) is no commercial opportunity to build pretty much anything. Recently, the Carter Group built a 4 story office building on the site of the old Regent Theatre on the South West corner of Cathedral Square (now filled with Lawyers). Why didn't they build a 10 story office block? Surely this is one of the most iconic and prominent building sites in the city. What a missed opportunity...? No...its about commercial return. How much will it cost to build? How long will it take to build? What rent will I be able to get? What is the demand for floor space? It will be a shame to lose my favourite parking space in Auckland...but at the end of the day...its all about the money.
