The Greenhouse Project The operating philosophy is to use low carbon technologies to generate energy for heating and hot water. This was originally Shaftesbury House and was a project put together for the local community. Solar panels – heat water, circulating it through the building efficiently at peak and off-peak times. The excess heat generated in the apartments during the summer is extracted by the heat machines and used to heat the water. Wind turbines – there are 2 medium scale wind turbines mounted on the roof provide a constant supply of free electricity. charge electric car –the remainder of the power generated used by local area. There are Large water tanks for collection of rainwater. Grey water from basins and showers is collected in storage tanks, filtered, and then recycled to be used to flush toilets and serve washing machines. The building has excellent insulation. Each apartment has a central fan designed to provide ventilation. Portland, Oregon was the first city in the U.S. to develop a deconstruction ordinance. This webinar showcases an exemplary Phius Zero project and has super helpful information from the architect, builder, and homeowner. The webinar shows the how and why of Phius Zero and demonstrates the health, energy independence, durability, and comfort benefits of Passive House construction, the gold standard for energy efficiency and durability. Kudos to the team! The home has striking similarities to the design for our first house, MiNet0-1, most notably the double-wall construction, negative HERS score (enough PV power for the house and some EV charging), batteries for resilience, Zehnder ERV for super healthy IAQ, and price at $500/ft2. MiNet0-1 will differ in being more modest (1500 vs 5000 ft2), and built without concrete, foam, or sheathing in order to substantially reduce the embodied carbon in the house. The other week, I was pleased to help moderate a tour of GreenHome Institute Harvey Bell's home, the planet's first Phius pre-certified Souce Zero 2021 home, which is now fully certified! If you missed it, you can watch the recording here now! During the tour, we first got to see Michael R. Klement AIA, the project architect lead, take us back into the past during the mid-construction stage of the project, and then we heard from the builder Jake Lappan discussing some of the greatest challenges and opportunities for his team on the project. Finally, Harvey discussed what it is like living in the home, going over his data on net zero energy consumption over the last year, indoor quality metrics, and stormwater management. What I find inspiring is that no matter if you plan to build small, right-sized, or large, urban, rural, or suburban, there are things you will learn and can apply to this project at any time. One of my favorite parts of green building / sustainability is the game within the game... At #Greenbuild last week, learned an interesting fact about what's preventing #masstimber on more projects from my old Skanska pal, Steve Clem. Turns out Builders Risk insurance can be up to 3x higher for mass timber, compared to more traditional concrete/steel structures. Feels like an opportunity for those progressive carriers out there that like to be ahead of the curve. Reminds me of the Santa Monica Living Building Challenge project we built. Out of all the innovative design challenges we faced, inserting ourselves in CA water reuse regulations and the budding climate bonds market were as pivotal as anything in the success of the project. Inside Autodesk, we say that "water is life." And on Earth Day, I want to celebrate the work our customers are doing to responsibly manage this vital resource, by highlighting this great WIRED article by Matt Simon. Communities across the globe are experiencing increased flooding events and worsening droughts. In Amsterdam, a novel solution has been developed through the Resilience Network of Smart Innovative Climate-Adaptive Rooftops (RESILIO) project— blue-green roofs. These roofs are designed so rainwater is captured AND stored. This means residents can use captured water for flushing toilets and watering vegetation! These blue-green roofs are also changing the traditional stormwater management system. When a downpour comes the smart valve managing the roof releases the stored water before the storm. So, when there is extreme rain, the roof can refill with less water “meaning there’s less rainwater entering the gutters and sewers in the surrounding area. The roof becomes a sponge that the operator can wring out as needed.” With less rainwater entering gutters and sewers, the impacts of local flooding can be reduced in the community.
