Heritage Masonry Walls Key items that you need to be mindful of when looking to purchase an old dwelling. Heritage brick walls are built from soft clay brick and weak mortar which over time degrade and cause weakness in the overall structure. Unrestrained brickwork is also common. The highlighted cracking and movement in the attached photo is a result of applied loading to the wall where restraint changes. Also rising damp is a characteristic of the walls, as the sub-base has not been isolated from the upper walls. Damp walls will result in mould growth and potential damage to timber floors, architraves and skirting. These items can be rectified / treated but are typically quite an expensive exercise. A detailed Prepurchase inspection will pick up these items and will provide a basis for the financial offer.

Most people get mass masonry wrong. Mass masonry is the opposite of modern, contemporary construction. Most contemporary wall assemblies have one primary plane where water is controlled—one line of defense. Mass masonry is a sponge, by design. The whole thickness of the wall plays a part. The key is balance. It absorbs, holds, then releases water back out. As long as the capacity to hold is greater than the net amount coming in (wetting minus drying), it’s all good. But people still try to fix mass masonry water issues with a “single line of defense” mindset. They look for holes, seal this or that, and apply coatings. In reality mass masonry water issues are often “death by 1,000 cuts”. Built around 1910, these vitrified clay tile silos were failing. Both silos exhibited numerous areas of cracked, spalled, and bulging tiles. This style of silo was first introduced in Iowa around 1909 and are known as "Iowa Silos". Their primary function was the storage and preservation of silage. To save these beautiful structures, we introduced new load-bearing concrete walls on the inside face of the silos to reinforce the existing silo walls. Helifix anchors were used to secure the tiles to the concrete, essentially converting the existing tiles to a non-load-bearing veneer. Once completed, repairs to the damaged tiles could be implemented.
