Have been carrying out a rectification works inspection at a north London mansion block on a beautifully warm summer morning. Building surveying is not always so delightful! It can be tempting to try and shortcut this crucial final stage of a major works project, but it's important to remember this may be your final interaction with the client - and how you may be remembered. #majorworks #buildingsurveying

Photographic evidence! Everyone's favourite bit of Part L 2021 is now starting to bite. As you can imagine as a scheme we get lots of questions about what to do where photos are not available so the BREL cannot be signed, and construction is complete. We want to put out guidance of how to get past this issue so homes can be issued their completion notices. We would appreciate any information on solutions that have been agreed by assessors, builders and Building Control Bodies where photos are not available. Maybe the only solution is to deconstruct fabric to capture the photos, has this ever happened? Of course we understand this may be commercially sensitive so rather than commenting on the post you can message me privately. No assessors, builders or Building Control Bodies would be named in any future guidance Elmhurst issue to assessors on this.

🏡 Exploring Upward Extensions: Understanding Class AA PD Rights 🚀 Who CAN'T Use Class AA PD Rights? Class AA PD Rights don't apply if: Your house was converted from offices or other specific uses (Classes O, G, MA, etc.). It's located in protected areas like conservation zones, AONBs, or near heritage sites. Built before July 1, 1948, or after October 28, 2018. Already extended upwards before. Houses containing flats. 🏗 Who CAN Benefit and How? Detached homes can add up to 2 storeys. Up to 3.5m increase for single-storey homes, 7m for 2-3 storey homes. Extensions must match the existing home’s materials and not exceed certain height limits. 📋 Next Steps: Before you build: Apply for prior approval to address potential impacts on neighbours and surroundings. Comply with local regulations regarding appearance, materials, and construction management. 🔍 Planning to Extend Upwards? Ensure your project aligns with local regulations and consider the architectural impact. Ready to expand your space vertically? Contact your local planning authority to get started! 👷 Remember: Every extension project is unique! Check your local guidelines and consult with professionals. #HomeImprovement #PropertyDevelopment #ClassAAPDRights

In my post about #socialvalue below I mention 'opportunity' a couple of times in quick succession. I'd usually avoid such rapid repetition but I felt it appropriate in the context of social value, as recognising and taking opportunities to create social value, no matter how small, is fundamental to bringing about the change that people and planet need to thrive. A couple of examples... Whilst walking back from the Barbican I spoke to a student who moved to the UK 18 months ago about how they'd found the UK. They said they were bullied at first as they couldn't speak English, but this eased as they learnt the language. Being bullied certainly detracts from our wellbeing, so helping people that move to the UK learn English as quick as possible is a #socialvalueopportunity. Through Chapter One UK I help school children learn to read (and can't recommend this highly enough); can we do the same for young adults? Read Easy UK are doing it. As we all had lunch together back at the office it came out in conversation that I'd travelled to London just to have this work experience session with them, which involved spending about 6 hours on trains (most of it spent working but feeling your 'train pain' Daniel Ladbury). They were genuinely taken aback that I'd done this just for them. It hadn't crossed my mind to tell them this, but it was apparent they were extremely grateful for the effort that Natalie Harvey and I had put into delivering a fun, engaging and (hopefully) inspiring session. So letting people know that you care about them enough to put time and effort into their wellbeing (without making feel in any way indebted) is another social value opportunity. Social value is a big thing... but big things are often just lots of small things. So look for the opportunities to create social value and take them. To coin the phrase 'See it Be it', 'See it Do it'. #seeitbeit #seeitdoit
Yesterday I met up with some 16 year old students on work experience with Mott MacDonald as part of their Design, Engineer, Construct course. I was there to talk about #inclusivedesign and took the opportunity to visit the Barbican with Natalie Harvey and the students to explore how this development made them feel. On the walk there we talked about inclusive design and took the opportunity to talk about how others buildings made us feel - the Old Bailey, St Paul's Cathedral and a smattering of office blocks, both shiny and new, dirty and tired - 🙂 👍 or 😬 👎 We accessed the Barbican via the station bridge over the A1 and so immediately entered the area wonderfully landscaped by Nigel Dunnett, and walked round so we had a view of the wildlife garden. It was calm, quiet, green... everyone felt positive. We meandered through the rest of the development, regularly checking in on how we felt. There were mixed feelings: one student was uncomfortable most of the time (perhaps the brutalism and sometimes confusing access routes were too much), another was visibly happier when we were back in a shiny new building, and I loved all of it and will be heading back. There's no right way to feel; the point being that the built environment we were immersed in had a strong influence on how we felt. I think this is a big part of #socialvalue and is described brilliantly by Thomas Heatherwick in his book #Humanise. Which places make you feel 🙂 👍 and which make you feel 😬 👎 ? Apologies for the lack of photos but is was "phones away" to help us engage in the place. Heatherwick studio

Ground screws are becoming an increasingly popular choice for house building projects, and for good reason… StopDigging’s innovative helical pile solutions offer a sustainable, efficient, and cost-effective alternative to traditional concrete foundations, making them ideal for various construction needs. Unlike conventional methods, ground screws can be installed quickly with minimal disruption, reducing both labour time and costs. This means no heavy excavation or extensive groundwork, which not only speeds up the building process but also minimises environmental impact – a crucial consideration in today’s construction industry. Another key advantage is their versatility. Ground screws can be used on different terrains, including slopes or areas with poor soil conditions, providing a stable and reliable foundation. They are also easily adjustable and can be removed or relocated if needed, making them perfect for projects that may evolve over time. If you’re looking to make your building project more efficient, eco-friendly, and adaptable, ground screws are definitely worth considering. They represent a step forward in sustainable construction, offering long-term benefits for both builders and homeowners. We cover all of East Anglia and have availability to support your domestic or commercial projects this Autumn/Winter season… Drop us a message to chat
