The Akelius property 511 Place d’Armes is a historic office building from 1877, that has undergone major construction work. Part of the building serves as the Akelius Montreal office. End of 2023, the Montreal team insulated all distribution hot water heating pipes in the building. The aim was to reduce heat loss in the building.   Even though the winter of 2024 was ranked as the warmest on record since 1948, there were still substantial energy savings. The natural gas consumption in the first quarter of 2024 was eight percent lower than the average of the first quarters of the last two years. "This shows how much heat loss there was in the building to begin with. We will continue to explore other energy savings initiatives throughout the portfolio", says Julio Viana, Head of Montreal. #globalrealestate #residentialrealestate #sustainability #energysavings

The 13 office buildings in Richmond, B.C.’s Airport Executive Park – a business park located on 35 acres of green space – date back to a time when climate change and carbon footprints weren’t part of mainstream discussions and long-term environmental control programs, reproted The Globe and Mail. "But as more companies set climate and sustainability targets, many are actively working toward reducing greenhouse-gas (GHG) emissions within their operations and supply chains." "Fiera Real Estate Canada – the current owner of Richmond’s Airport Executive Park (AEP) – is aiming to achieve net-zero emissions by 2040, partly through the installation of electric heat pumps that will replace its gas-fired heating systems, which date back to the 1980s and early 2000s." "The company’s net-zero ambitions are emblematic of the significant commitments national building owners are making that will help Canada reach its target of net-zero building emissions by 2050. On August 1st, Clean Energy Terminals launched a partnership with the Port San Luis Harbor District to study the feasibility of developing the West Coast's first operation and maintenance (O&M) port in San Luis Bay. As part of that work, we committed to providing stakeholders with high-quality information and fostering meaningful bilateral dialogue. Since then, the predominant question we've received is, "What could an O&M port at Port San Luis look like?" Our feasibility work aims to address this exact question. However, to provide an honest answer, CET needs to do 6-18 months of technical, environmental, and community engagement work.  We recognize that's a long time to wait for answers on such an important question--that's why we are sharing below an initial rendering of a generic "Low-Impact" Coastal O&M Port. We believe this is the type of concept that could potentially fit well within the context of the California Central Coast. This illustration ONLY shows the maritime portion of the O&M port concept. Not depicted are offsite office and commercial warehouse facilities that could be located up to 10 miles away from the waterfront.  We believe this split facility approach can be beneficial in areas where reducing the impact on nearby waterfronts and beaches is crucial. The illustration also DOES NOT take into account the important site-specific technical design, environmental, and community considerations that will be surfaced through the ongoing feasibility study.
