Apartment turnover costs average about $4000 per unit! Let's break it down... In 2022, the average national turnover rate was 45.2%. Besides cheaper rent, better apartment features and management are listed as top culprits for tenants not renewing their leases. Of course, dissatisfaction could be anything from how they pick up their packages to the time it takes to get a response from maintenance. Point 1: More than half of the reasons tenants leave are within management's control. Point 2: Aesthetics matter. Construction update – Fable by Rogerscorp We are excited to share the latest progress on Fable Everton Park. Significant milestones have been achieved across various residences with the project starting to take shape. Residences 26-30 now proudly display their completed form and finishes, with scaffolding removed. Inside, services rough-ins are complete, with interior finishes now commenced. For residences 11-25, structural framing and roofing are complete, with 80% of the external cladding and finishes in place. Scaffolding is being dismantled, and services rough-ins are in progress, preparing for the upcoming interior finishes. The final three residences in this group are swiftly following suit. Structural framing is advancing for residences 1-10 and 31-38, with roofing and cladding trades making significant headway. Meanwhile, residences 39-42, 44, 46, 48, 56 and 57 have seen their slabs poured, with block masonry work moving forward. Lastly, the site preparation for the private amenities is underway, with pool shell excavation and construction on the horizon. Stay tuned for more updates as we bring the vision of Fable to life. Apartment Building Industry - The use of the N13 notice. "Reno-viction notice" This notice when used correctly is for the betterment of housing. It allows owners to renovate their buildings to be able to provide housing that is sustainable and well kept. As we all know there are apartment buildings that have been neglected that need major repair in order to sustain the buildings lifespan and to provide safe living for tenants. An N13 is needed. The ugly side of this notice is it's ability to be used as a bargaining chip to scare tenants into leaving their apartments. Owners are then able to capitalize on getting market rents. Knowing the power of this notice and it's use for good and evil is imperative to know in our industry. It is our belief that if a building does require an N13 It must be used. If you're looking for tenancy turnover instead of bluffing with an N13 or just offering them lump sums of money... get to know them on an individual basis. I am inclined to quote an extract of your comment below- quote —Modular residential or commercial has its pros and cons and is not the answer to everything but it is the way of the future in many instances and it's time has come. We have been in the modular business for 37 years and have built literally thousands of homes and commercial structures during that period. — unquote So this is an art of customising the approach for different contexts and situations — and of course make the structural designs & spliced joints robust enough and publishing this adequately for the general public to come out of their reservations and fears to believe that these would be as strong and reliable as the conventional stick & paste ones. As far as I am concerned, with my fifty years in Constructions of all sorts, I am clear that Shop productivities are four times that of Site productivities besides enabling better qualities and safety in working. Which is why we in Construction prefer as much pre-casting and pre-fab as possible. I am a Consultant in On-site Construction and more Pre-Fab means less business for me , but still I wish the productivities and consequently the Costs of housings across the globe comes down so everyone can afford a home of their own.
