Interesting article presenting an attempt to create a dense, transit-first, 'vertical' urban neighbourhood in a single building. Immediate access to public transport is the key to the sustainability of a dense community and the concentration of urban services and amenities. The building is an attempt to create a full-stack model in which mixed urban functions are organised in a single package. The different uses, characterised by great flexibility, are integrated under the same roof, with concentrated management and a proprietary application controlling access to services. The aim is to make it attractive to different types of users, from individual tenants to companies and start-ups looking for campus-like spaces that attract talent. #urbanregeneration #urbandevelopment #urbanplanning #realestatedevelopment #buildings #construction #mixeduse #realestate #urbanliving

Evening #RealEstateAustralia! Amidst Australia's housing crunch, adaptive reuse in multi-residential living might be our ticket to help tackle this issue. This innovative approach preserves our heritage and offers a sustainable solution to our growing housing needs. Adaptive reuse is all about giving old buildings—like factories and office spaces—a fresh, modern twist as apartment complexes. By reimagining what we already have, we can save around 40% of embodied carbon compared to building new from scratch. Look at the old paper mills in Alphington, Melbourne. These structures, dating back to the 1920s, have been transformed into stylish residential spaces. Or take Sydney's Quay Quarter Tower, where a 1970s high-rise has been revamped into a contemporary marvel. These projects preserve history and breathe new life into our communities. Stockland is leading the charge, choosing to retrofit their 30-year-old headquarters at 133 Castlereagh Street instead of tearing it down. This move shows a strong commitment to sustainability and innovation, setting a great example for others to follow. Melbourne and Sydney councils are also exploring ways to turn vacant office buildings into residential towers. These projects offer unique design challenges but promise creative, dynamic living spaces. For instance, a six-storey building on Little Bourke Street in Melbourne, once an electricity supply hub, is being converted into 50 studio apartments for transitional housing. Adaptive reuse isn't just about keeping the old; it's about creating vibrant, unique living spaces that tell a story. So, as we end another hump day during the housing crisis let's champion adaptive reuse. It’s a win-win for heritage conservation and sustainable living. #AdaptiveReuse #SustainableLiving #HousingCrisis #RealEstateInnovation #PreserveHistory #ArcaniteCommunity #ArcaniteInsights #AffordableHousing #UrbanDevelopment

Rethinking Urbanization: Retrofitting for a Resilient Future Picture this: vacant retail spaces dotting our cities, while millions of Americans face housing insecurity or live miles away from work due to unaffordable housing. It’s clear—we’re not fully utilizing the potential of our built environment to meet society’s most pressing needs. The solution isn’t to demolish these underused structures. It’s to reimagine their purpose. As highlighted in this insightful article, circular retrofitting offers a smarter way forward. Retrofitting can: 🌍 Cut emissions by 75% compared to new construction. 💸 Reduce costs by 77%, creating new economic opportunities. 🏡 Transform vacant spaces into housing, community hubs, or mixed-use developments that address today’s challenges. At CONCERT, we see retrofitting as more than a sustainable practice—it’s a practical solution to urbanization’s evolving needs. It also demands immense skill on the part of the architects and engineers who revisit our existing building stock and solution a new building to meet current needs. With 80% of 2050’s building stock already existing today, the time to act is now. Same City. Same Street. Same Time. Just one difference: 🌳 🌲 🌴 London experiences the #UrbanHeatIsland (UHI) effect, where the city is significantly warmer than surrounding rural areas. This is due to the concentration of buildings, roads, and other infrastructure that absorb and retain heat. As a result, night-time temperatures in the city can be several degrees higher than in the countryside, leading to discomfort and increased energy use for cooling. The usefulness of trees in mitigating heat cannot be overstated. 🌡️ 𝗧𝗲𝗺𝗽𝗲𝗿𝗮𝘁𝘂𝗿𝗲 𝗥𝗲𝗱𝘂𝗰𝘁𝗶𝗼𝗻: up to 10°C cooler than surrounding spaces. 💧 𝗠𝗼𝗶𝘀𝘁𝘂𝗿𝗲 𝗥𝗲𝘁𝗲𝗻𝘁𝗶𝗼𝗻: contributes to cooling the surrounding environment. 🌳 𝗔𝗶𝗿 𝗤𝘂𝗮𝗹𝗶𝘁𝘆 𝗜𝗺𝗽𝗿𝗼𝘃𝗲𝗺𝗲𝗻𝘁: Trees not only cool the air but also improve air quality by filtering pollutants. 🏙️ 𝗘𝗻𝗵𝗮𝗻𝗰𝗶𝗻𝗴 𝗟𝗶𝘃𝗲𝗮𝗯𝗶𝗹𝗶𝘁𝘆: People are more likely to spend time outdoors, engage in physical activities. *** Cities that have successfully implemented tree-planting initiatives: 🇦🇺 Melbourne: Melbourne launched an Urban Forest Strategy to increase tree canopy coverage to 40% by 2040. This initiative aims to reduce the city's temperature by up to 4°C. 🌡️ 🇺🇸 New York City: Through the MillionTreesNYC initiative, New York City planted over a million trees in parks, streets, and public spaces. The program has led to measurable cooling effects, reducing local temperatures and improving air quality. 🌳 🇸🇬 Singapore: Often referred to as a "City in a Garden," Singapore has integrated trees and green spaces throughout its urban landscape. The result? A cooler, more pleasant city environment that’s resilient to heat. 🆒 🇩🇪 Freiburg: Known for its commitment to sustainability, Freiburg has used trees strategically to cool down the city while enhancing its green spaces. This has significantly reduced the urban heat island effect. 😪 *** 💬 So many new ideas but is the solution right in front of us? The "Live, Work, Play" developments seen across the U.S. often promise vibrant, multi-use communities but rarely deliver on the vision. Instead, these projects frequently replicate suburban patterns, offering little more than a few scattered amenities like restaurants or gyms surrounded by parking lots. While technically allowing residents to live, work, and play, these spaces often require car dependency, lack true walkability, and fail to foster a sense of community. They combine the downsides of dense urban living with the drawbacks of suburban sprawl, leaving much to be desired. True live, work, play neighborhoods need thoughtful design, diverse housing options, and intentional connections to broader city offerings. These developments should focus on creating functional, accessible spaces that meet the real needs of residents rather than relying on marketing slogans.
