Carrie, we love private real estate. What's the market outlook as you think about that? Let's talk about interest rates and let's get to what that means. We as a group looked at almost 30 transactions almost six months and did none of them until recently. Interest rates made a lot of them not work. As interest rates start to settle, there's going to be a lot of transactions that make sense. Second, which is again good but bad. There's a lot of deals that banks are going to be taking back that were purchased at pandemic or right after. And the math isn't going to work. A transaction we looked at was purchased by a private investor 2 1/2 three years ago for $64 million in the purchase price was now 37 million multifamily product. So I feel very good about it going forward. But we don't really like office, we don't really like retail. So staying in space as we understand and we like things that are either on sale or much discounted from what somebody paid even three years ago.
