The City of Sydney invites feedback on proposed planning rules that will help it retain the number of homes available for people in the City of Sydney area to rent, buy and live in. The City's proposed changes are designed to ensure when a residential building is redeveloped the number of ‘dwellings’ or homes within that building does not drop significantly. The proposed changes: (a) apply to residential flat buildings or a mixed-use building that contains 3 or more dwellings (b) limit the loss of dwellings in redevelopment of existing residential flat building or mixed-use development to 15% (rounded to the nearest whole number) or one dwelling, whichever is greater (c) include savings and transitional provisions. These changes do not impact on the conversion of residential floor space to a non-residential floor space. Any development application lodged before this planning proposal is finalised will not be affected by these changes. Consultation closes at 5pm on Friday 23 August 2024. Service charge budget creation and management across our developments. Setting service charges in line with the landlord’s vision is the most important factor for servicing the scheme and delivering exceptional experiences and environments for the residents. Our approach is tailored to the unique needs and environments of each development, ensuring that our consultancy and services are bespoke and effective. For all of our existing live developments, we have introduced a customer-centric approach to service charge communication, providing transparency through comprehensive service charge packs. This initiative has received widespread appreciation from our clients, resulting in fewer service charge queries and excellent resident feedback. One Crown Place The main cost driver for this mixed-use development is largely allocated to Estate Contributions followed by Private Residential Facilities and Building Staff Costs to ensure that the communal areas are well-managed and serviced. PRINCIPAL TOWER With a combination of residential, retail, and commercial spaces, the largest sum of the service charge is allocated towards Building staff costs followed by utilities and then insurance. This is incredibly important policy that desperately needs support from a variety of stakeholders and residents. The proposed policy will limit the loss of dwellings in redevelopment of existing residential flat building. Not withstanding the housing crisis, the pattern that has emerged of replacing a building of 45 apartments with a new building of 24 apartments. The affect of this would sanitise Sydney of charm, character and diversity,(not withstanding key worker housing) to be replaced with by wealthy elite, transforming formally historic and amenity rich areas into enclaves for the rich.
