The City of Sydney invites feedback on proposed planning rules that will help it retain the number of homes available for people in the City of Sydney area to rent, buy and live in. The City's proposed changes are designed to ensure when a residential building is redeveloped the number of ‘dwellings’ or homes within that building does not drop significantly. The proposed changes: (a) apply to residential flat buildings or a mixed-use building that contains 3 or more dwellings (b) limit the loss of dwellings in redevelopment of existing residential flat building or mixed-use development to 15% (rounded to the nearest whole number) or one dwelling, whichever is greater (c) include savings and transitional provisions. These changes do not impact on the conversion of residential floor space to a non-residential floor space. Any development application lodged before this planning proposal is finalised will not be affected by these changes. Consultation closes at 5pm on Friday 23 August 2024. Queensland suburb offering lowest building costs! A recent study has identified Southern Moreton Bay Islands, Queensland, as the location with the lowest average building cost in Australia, with figures reaching just $230,661. The study also highlighted Smithfield-Elizabeth North in South Australia and Griffith in New South Wales as the next most affordable areas for building. The findings indicate that, while it is generally cheaper to build in regional areas compared to capital cities in states like New South Wales, Victoria, and South Australia, an interesting trend shows the opposite in Queensland and Western Australia. In these states, a “regional premium” has been observed, with higher costs associated with building in regional areas. For instance, building outside of Brisbane comes with an additional cost of $73,827, while building outside of Perth is $30,668 more expensive. Check out the suburbs below.
