One of the main objectives of asset management is to optimize asset/component replacement or maintenance decisions. If an asset/component is a candidate for preventive replacement, the question is: what is the optimum time for replacement/maintenance (tr)? Replacement or maintenance decisions in general can be classified into: 1. Deterministic problems 2. Stochastic (probabilistic) problems. (Will be discussed later). Deterministic problems: are those in which the timing and outcome of the replacement action are assumed to be known with certainty. For example: 1- we may have an item that is not subject to failure but whose operating cost increases with use. Such as Fuel filter (automobile): as the filter ages, the rate of fuel consumption increases. 2- Asset replacement, asset acquisition, asset disposal. Deterministic problems are: - Short term: less than one year, as the magnitude of the interval between replacements is weeks or months, rather than years. i.e., (OPEX—Operation Expenses); or - long term, more than one year, i.e., (CAPEX—Capital Expenses), as money changes in value over time. - The following problem is a short-term (OPEX) deterministic problem that you may face in your workplace or your life. - The main objective is to identify the optimal replacement time tr. Note: According to ISO 55000 Asset Management Standards. - It is advisable to integrate this strategy, subject to organizational approval, into the Asset Management Strategy Plan (SAMP) to guarantee its consistent and sustained implementation across all decision-making processes. - Effective asset management hinges on data-driven decision making. Asset management is the planning and active care of physical assets of the organization during their useful lifecycle. This comprises planning asset utilization, maintenance, and performance to maximize the return on assets. Asset management is carried through systematic care. Enterprise asset management is really needed when it is about reducing the costs of asset ownership. It is helpful in following things, - It extends the asset's lifecycle - Reduces operational costs - Lowers capital expenditures Following the terms above, EAM is different from Asset Management since it treats the asset from an enterprise perspective. EAM tremendously helps management to take care of assets to benefit the organization as a whole and it is not limited to a specific area such as a department, location or division. EAM splendidly helps the entire process from initial planning, installation, training, designed use, operations, maintenance and eventual retirement/replacement. EAM provides the efficient framework for capital and labor allocation decision processes. It is helpful in categories of equipment addition, reduction and replacement. How does an EAM System works? By using the EAM system, organizations can create a database (registry) of all assets. EAM systems make great use of computerized maintenance management software to give the core asset detail. In this database, all asset detail including description, vendor information, location, serial number, and costs are recorded. An EAM begins to distinguish itself from a CMMS since it adds features for managing documents like blueprints, contracts, photos etc. Nevertheless, the full value of an EAM appears when asset managers are capable to make use of work management history as well as other types of reports that can give the information to: - Detect repair and maintenance trends all across facilities. - Make superior refurbish, repair or replacement decisions. - Allow an analysis of vendor performance. - Decrease document tracking and retrieval costs. - Allow more accurate capital analysis. - Set up a knowledge base that can be utilized for training or establishing standard operating procedures.
