JUST PURCHASED IN KIRRIBILLI Primary search constrains aren’t always budget, scarcity can be a real challenge too. When you’re seeking a particularly special location or style of house, scarcity of stock may become the key hurdle to overcome. Take this recent purchase in harbourside Kirribilli - a downsizer seeking an apartment only on the eastern edge of the suburb. In the end, it became all about a single street and, within that, less than 5 suitable buildings. Our extensive due diligence involved checking development applications in the area, the progress of redevelopment of a neighbouring school and extensive analysis of comparable sales over a much longer period of time, due to the low sales volumes in the area of comparable properties. Our client had a ceiling above which they were not prepared to go, yet vendor expectations began at that level. That’s where the value of deep relationships with agents and experience negotiating kicked in. We were able to secure the apartment outside of auction conditions and well within our client’s preferred range, leaving some budget to enable cosmetic refresh of the space should she so wish.
