Keep all the bones, keep some of the flesh, upgrade most of the skin. This additions and alterations to a semi detached house we are working on is approaching completion. The new look and feel is coming through now, short of the main gate installation. The constraints that come with keeping parts of the existing can be challenging with the occasional curved ball. This challenge is necessary on multiple fronts. 1) It demands a mindset change in our work that tearing down completely and rebuilding may not be the default direction anymore. We have to embrace sustainable construction - to reuse where possible, 2) constantly hone our creative problem-solving acumen, to be on alert for on site deviations from what we think was correct based on available drawings and, 3) continue to be mindful of the owner’s expectations of a manageable construction budget. We hope the effort pays off in the finished product, that all stakeholders will be satisfied and happy with their contributions, given the constraints faced. Let’s also not forget the process and learning journey, which is arguably equally important. Architecture scope by Chai Kai Wen at the concept design stage, subsequently led by Kenneth Tay to current near-completion. How This Simple Step Saved Us Lakhs on My Project! A young architect recently approached me with a nice design of a home interior. His vision was clear but was somewhat confused about the potential challenges during execution. That’s when I introduced him to the concept of masking. A very crucial step often overlooked. Masking is not just marking lines on walls and floors. It is actually setting the stage for your dream project Imagine a physical representation of the finalized design, where everything from wardrobes to bed back panels are carefully outlined, creating a clear picture before construction even begins. The benefits it offers are numerous. Firstly, early detection- Masking informs us about potential conflicts, such as structural beams clashing with plumbing systems, before they become costly problems later in the process. Secondly, the clear and defined measurements during masking minimize the risk of major deviations, ensuring your design stays on track and avoids costly rework. Thirdly, Identifying and addressing issues early on prevents costly rework situations, keeping your project within budget and minimizing waste. Finally, last but not the least, the client gets a clarity of their dream. By visualizing the outlined design, they get an understanding of the layout, projections, and also overall flow of space. So no more surprises! What do you think are any other benefits of masking? Would love to know your thoughts on this. I am Salman, an interior designer and I am here to help you. #architecture #interiordesign #tips

"Seamless Harmony: Architecture & Interior Design" As a Quantity Surveyor, having insight into elements of Architecture and even Interior design is a distinctive advantage. In the field of architecture, it is essential to possess the ability to interpret architectural drawings and plans with precision. This skill is crucial for accurately deriving estimations and understanding the intricate details of a structure's design and construction. In the field of interior design, having a comprehensive understanding of the various materials used is crucial for accurately pricing projects and determining the appropriate quality of materials for valuation purposes. One fascinating thing I've recently discovered is that in construction, there must be a seamless harmony 🤝 between architecture and interior design. The interior of the final product needs to be considered from the early stages of design, blurring the lines between the two. As you delve deeper, it becomes challenging to distinguish where the architecture ends and the interior begins. Imagine the impact if every building, no matter how simple, was designed with the interior aesthetic in mind. I'm not just talking about luxurious structures, but even the most basic ones. Small changes, like the right choice of paint and flooring, could truly transform a space. It's all about creating something beautiful, even on a small budget. I believe we offer a wide range of high-quality materials and products that are both affordable and capable of creating a visually appealing aesthetic on buildings. However, I think we have not fully explored the market to familiarize ourselves with what is available. We are primarily accustomed to using products and materials that have been commonly used for years. Just my thoughts 💬. #Architecture #InteriorDesign #QuantitySurveyor #Construction #DesignHarmony #AestheticTransformation #Materials #Innovation #BudgetFriendly #VisualAppeal #MarketExploration #NewIdeas #BuildingDesign #CreativeThinking

“Where do I even begin?’ 😭 This is such a common question people have when they are starting their renovation journey and we know it can be quite daunting. So, let us tell you... There’s three typical starting points for homeowners that have decided to do a construction project. ❔ An Architect ❔ A Builder ❔ Or a Interior Designer There are benefits to each of them... But the advice that we would give is 👇🏼 No matter which of those three starting points that you begin with, to not let that particular professional run too far down the road before you involve the other ones. Stay tuned for Part 2 to find out why.. #HomeRenovationUK #HomeReno #ProBuild360 #InteriorDesignUK #MidlandsHomeRenovation #WestMidlands #BirminghamRenovation

ARCHITECT-LED PROPERTY BUSINESS - What does that mean? Well lots of property investors and serviced accommodation providers have become amazing interior designers, but for us the first things we look at when we go to view a property are the inherant things about a building that are impossible (or very expensive) to change - definitely at the top of an architects' list: LIGHT - are there good sources of light to the property - (or could it be improved adequately at reasonable expense?) OUTLOOK of the property (and is that likely to change in the near future)?, levels of NOISE, PRIVACY, inherant WARMTH, and SECURITY (exactly where are all those back alleys running along?) We think that's getting the basics right. I'll do another bit about architecture another time..... #propertyinvestmentnetwork #propertymastermind #propertyentrepreneurs #propertyinvestment #propertyinvestorsnetwork #propertyinvestorsnetwork

(Day 249) How can multi-functional spaces help you maintain design integrity on a budget? Maximizing space is critical when working within a tight budget. You must use as much space as possible while adapting multiple programs to individual spaces. It is important to be creative with each program. A room designed for a specific purpose must double as another program to maximize each square footage. This approach not only saves on construction costs and maintenance, but also maintains the design integrity by investing in a few higher quality pieces. Most important advice to take on board when starting on building and renovation projects. Select your partners carefully, then ensure they work as one, and not as separate entities.
