The latest building permits data for Virginia shows that eight out of nine Virginia metro areas saw a higher number of building permits in April 2024 compared to a year ago. Most of the MSAs saw an increase for detached single-family units. Charlottesville, Lynchburg, and Northern Virginia MSAs saw an uptick in building permits for multifamily structures with five units or more compared to April 2023. bit.ly/3yt30ie #VirginiaREALTORS

Real Estate Investors currently in South Chicago or looking to get into South Chicago neighborhoods, will the red line expansion be a help or a hinderance? The 5.6 - mile Red Line Extension (RLE) will include four new stations near 103rd Street, 111th Street, Michigan Avenue, and 130th Street providing up to 30-minute time savings to riders traveling to and from the Loop. No doubt this will eventually increase house prices in areas such as Roseland, West Pullman and Altgeld Gardens, as well as surrounding areas. But buy during construction and this might proove challenging to get tenants or to sell or buy before it's confirmed and risk the project not going ahead. https://lnkd.in/gUrPTXcq

Very pleased to have worked with Welbeck Land Limited and Damon Turner for this site which should never ended up at an appeal. The appeal was for 46 new homes, 35% of which will be affordable. First couple of iterations of the scheme chopped off units. Key points about the site: The site was a draft allocation, an extension to an existing development. It has only taken 5 years to get consent. No statutory objections for the latest iteration. This third application was refused at committee in June 2023 despite an officers recommendation to approve and again, no statutory objections. A one day hearing took place last month and permission as attached. Astonishing really that the planning system as know it can hold up such scheme for such a significant amount of time. Lovely to work closely at the appeal with Paul Carnell and vanessa ross and others.
