That’s no longer the reality." Newer manufactured homes are designed to look more like traditional stick-built housing. They can be constructed to high standards. Though residents often had to lease land for the homes in the past—putting them at risk of rent spikes—increasingly, the homes are being built on foundations and sold with land when zoning allows. Real Estate Investors currently in South Chicago or looking to get into South Chicago neighborhoods, will the red line expansion be a help or a hinderance? The 5.6 - mile Red Line Extension (RLE) will include four new stations near 103rd Street, 111th Street, Michigan Avenue, and 130th Street providing up to 30-minute time savings to riders traveling to and from the Loop. No doubt this will eventually increase house prices in areas such as Roseland, West Pullman and Altgeld Gardens, as well as surrounding areas. The latest building permits data for Virginia shows that eight out of nine Virginia metro areas saw a higher number of building permits in April 2024 compared to a year ago. Most of the MSAs saw an increase for detached single-family units. Charlottesville, Lynchburg, and Northern Virginia MSAs saw an uptick in building permits for multifamily structures with five units or more compared to April 2023. bit.ly/3yt30ie #VirginiaREALTORS

Focus has acquired The Oaks at Bartlett, a 288-unit senior living community located 30 miles northwest of downtown Chicago in Bartlett, IL. The purchase price was $42 million. Situated on 37-acres, the property features a 154-unit independent living building and a 124-unit AL/MC/SNF building, both of steel and concrete construction, and 10 cottage homes. Originally developed and operated as an entrance fee CCRC, the community is now a rental property. The property was constructed in 2007 at a cost of approximately $130 million. Life Care Services, who is partnered with Focus in four additional senior housing communities, assumed operations of the property at acquisition.

Halton Hills Housing Update - Ep.231 I would say this week was a good week! Obviously, inventory is still really high but we are already seeing an increase in homes exiting the market and sales are remaining relatively stable. We need both of these things to continue to happen through the remainder of 2024 to set us up for a strong Q1 of 2025. I really think that next year will be a good year for real estate and I’ve been saying for months we need to get our inventory numbers down to fuel that.
