We’ve been thinking lately about how very useful rural exception sites are to rural communities, and how they might be under appreciated! Most of the community land trust led affordable housing projects that we support are built on rural exception sites. Many of these are simply a corner of a farmers field in a village where housing need is high and it’s hard to build new homes because of planning constraints and high land values. We’ve seen rural exception sites working beautifully for many places like this. Community land trusts leading small developments of affordable housing (usually social rent) for local people on rural exception sites bring forward sites that meet community needs, at costs that make schemes possible - and provide exemptions from the right to buy so that homes remain affordable for local people forever. Knowing that the homes are not at risk of being sold through right to buy is a massive motivator for community groups to work on delivering affordable homes in their places. Although the CLTs we work with deliver in partnership with a housing association, they appoint their own architects and work closely with them to get the homes they know local people will welcome.

Last month the GLA Housing Committee visited #CitizensHouse, and subsequently held a formal meeting to learn how CLTs, housing co-ops and other community-led housing models work, how they contribute to Londoners, can be inclusive and can scale up. Thanks to Community Land Trust Network, Gida Housing Cooperative community led housing london Paul Nicoll Niall Mulholland Bernadette Marjoram for speaking. The Housing Committee has now issued a 𝐜𝐚𝐥𝐥 𝐟𝐨𝐫 𝐞𝐯𝐢𝐝𝐞𝐧𝐜𝐞 "to understand the benefits of these schemes for Londoners; and what opportunities there are to support [their] development".
