Trowers & Hamlins (T&H) Head Office Briefing on Private Residential Development. Does the past have a future? Developing historic buildings for modern living. David Tomback OBE, Director of Development Economics at Historic England, discussed how Historic England collaborates with developers to deliver modern, sustainable projects while preserving historical heritage. Early engagement with Historic England is encouraged to agree on work specifications in advance, minimising delays in obtaining necessary approvals. James Procter, Developments Director at JPD Corporation, shared insights into their Oxgate Farm NW2 Residential Development project. He addressed the practicalities of redeveloping a historic site and working closely with Historic England to restore the building, while also achieving a balanced financial outcome. Procter highlighted the importance of the building's "love factor" and the value of finding the right buyer, as those purchasing an Historic England -restored property tend to pay a premium for modern living within a heritage setting. The event was facilitated by David Cordery, Partner at T&H, who has recently been actively involved in the firm's thought leadership initiatives on modern methods of construction (MMC), including modular and offsite procurement. I raised the issue of ISG's liquidation and its impact on the supply chain, noting that many in the industry believe more should be done to protect this vital aspect of development. In my view, a new procurement procedure could be the starting point. This sparked a debate, which I intend to follow up with T&H later, particularly in light of the challenges and failures within the MMC sector. A review of Mayor Sadiq Khan’s London Plan commissioned by housing secretary Michael Gove has uncovered a shortfall of 60,000 homes built since 2019 compared to the plan’s proposed targets.   London – like the rest of the country - is clearly in desperate need of more available housing, but Gove’s latest suggestion of reclassifying industrial land for housing raises concerns about preserving sufficient logistics infrastructure. The capital has already lost nearly a quarter of its industrial land since 2000, constraining the warehousing and distribution centres needed to support local jobs and business growth.   The rise of online shopping is driving higher demand for centrally-located logistics facilities to enable efficient last-mile delivery. Losing more industrial-zoned land could hinder the ability to build the required warehousing and logistics capabilities as population and e-commerce grow.   A thriving, centrally-located supply chain ecosystem is essential for any major city's economy and liveability.
