In the first half of 2024, third-party logistics (3PL) players have significantly influenced industrial and logistics leasing, as retail, e-commerce, and manufacturing sectors increasingly outsource inventory and delivery functions to reduce costs and lead times. Despite a total leasing volume of 16.6 million square feet across major cities reflecting a slight decline, a rebound is anticipated in the latter half of the year due to new market entrants and high-quality supply. Anshuman Magazine from CBRE predicts sustained growth driven by diverse sector demands and the finalization of pending deals. The government’s initiatives, particularly the Production Linked Incentive (PLI) scheme, are expected to bolster domestic manufacturing and attract institutional investment. Although supply additions dropped by 16% to 15.5 million square feet, major cities like Chennai, Bengaluru, and Mumbai accounted for over half of this supply. Industrial and warehousing leasing activity across the top five cities remained buoyant during Q1 2024 at 7 million sq ft. Amidst steady leasing, new supply too inched towards 7 million sq ft during Q1 2024, the highest in the last two years. Key highlights of the report include: During the quarter, Mumbai and Chennai led the demand with 27% share each. Third-party logistics players (3PL) continued to be the top occupiers, contributing to over 40% of the overall quarterly demand. The cumulative share of demand from retail, engineering and automobile players rose from 26% in Q1 2023 to about 40% in Q1 2024.
