Brisbane’s New $1.5B Riverfront Precinct Unveiled: A Glimpse into Teneriffe Banks! Following on from a couple of previous posts about the project's progression, 'Teneriffe Banks' a $1.5 billion mixed-use precinct along the Brisbane River, is taking shape as glimpses of the project are released by the Developer Kokoda Property Group. This ambitious project will feature five distinct buildings, including luxury apartments, penthouses, and Brisbane's first Kimpton Hotel. The design is a collaboration between Cottee Parker Architects, Carr, and Urbis. Located in Teneriffe, this development offers over 200 dwellings ranging from modern penthouses to grand lofts inspired by the area's iconic woolstores. Key highlights include The Interloom, a flagship building connecting the urban landscape with the waterfront, and The Ferry Building, featuring homes with expansive 3.6m ceilings. Residents and visitors can look forward to resort-style amenities, including rooftop pools, coworking spaces, and a 200-plus-seat signature restaurant. What can we learn from the past when designing buildings for our present needs? My personal experience sheds some light on this. Living in Sydney's now-admired "Art Deco" mid-rise apartments in Rose Bay during my management training at David Jones in the late '60s, I realised that these apartments were designed without considering Sydney's climatic conditions, which made them stuffy and lacking airflow. Unfortunately, this design issue was also present in Sydney's beloved "Terrace Housing" types, leading to poor living environments due to no or limited cross-flow ventilation. Bringing my experience living in Sydney Art Deco apartments back to Adelaide in the early '70s, I developed a new era of medium and mid-rise density housing that was considered historic overlay lacking in most of Sydney's medium-density housing projects. These buildings were designed with "Cross Flow" ventilation and spacious rooms, lacking in the Sydney Art Deco and Terrace housing. It's interesting to note that even design features of Sydney's Art Deco apartments, such as garage doors to the street frontages, lack architectural merit. This experience highlights the importance of considering the local climate and environment when designing buildings. Well this is rad: The iconic, 1906 French Renaissance Revival gem at 115 Pine Ave. is set to be converted to 70 housing units, 11 of those being low-income units. Additionally, a 3,618 square-foot roof top deck and enclosed common open space is being proposed. Post-pandemic, offices are showing higher & higher signs of vacancy. On the flip side, housing costs are continuing to skyrocket. In this sense, it makes perfect sense to begin converting these buildings into spaces that are used & loved.

Resource Consent is on it’s way for this 120-home development in Drury, one of the fastest growing communities in the Auckland region. A true race against the clock, TEAM Auckland - alongside a group of talented consultants - met our client’s incredibly short Resource Consent lodgement deadline (approximately 8 weeks) to avoid large Development Contribution increases that would threaten the viability of the project. Unlocking the potential of the site required strategic thinking, with development proposals for all adjoining properties being prepared simultaneously by others. With no guarantees as to the final form or timing of delivery of each connected development, our proposal needed to work as a well-connected part of the overall future urban fabric, but also be capable of functioning independently if necessary. The project includes Standalone, Duplex and Terrace homes ranging from 3-4 bedrooms with a wide variety of configurations and price points. A handful of studio minor dwellings provide for potential work-from-home, rental, or larger family arrangements. Building forms, colour and materiality have been influenced by past and present residential and industrial activity. Varying roof forms of the standalone homes seek to provide a more organic streetscape, and were inspired by previous development in the Drury area which can best be described as ‘consistently inconsistent’.
