Check 1-2. Am I the only one without a blazer? We thought about the qualities of what you need to have in order to be the Rhino Capital Person of the Year. It's being maniacal about getting stuff done, doing the right things when nobody's looking. In a business where there's quite a bit of talking, nobody leads by example better. His discipline and dedication to both family, work, friends is literally at like 150% of of what we all put in. It feels like his desire to get the job done. He's maniacal about the details. And he's always looking to see how his clients can win the day. And that's what makes him great, is it's not just about anyone transaction. It's about how you're going to do it right and how you're going to protect your client moving forward. Just somebody that we look to and say, yeah, we're not going to be able to get this done unless this person is in the trenches with us. It did not take us too long to think through who should be the first recipient of this award. All this for Chris. And that's Chris Lawrence. Chris Banahan's Lawrence, the one and only Larry Jumbo, Chris Lawrence, Captain awesome here. SA. I think Chris is consistency for the last 25 years of just always being who he is, whether it is the 275 LB defensive lineman at Tufts when he was 17 or the, you know, unbelievably successful real estate broker at JL. To see the father and the husband that he is and his commitment to his family is just it's inspiring. Chris and I are obviously colleagues and coworkers, but more importantly, we're family. And the Chris you see it work is is every bit of the Chris you see at home. Just a just a rock solid guy. He's got a no quit attitude shows that in his business, shows that with his family. And I think that's why the phone rings so much as he's always ending the call wondering what can I do for you heading to work and every single time, no matter how. Really. I got up. I would see Chris Lawrence in his trench coat trudging through the snow into the office. I said I can't beat this guy, but man, I want to be aligned with him so bad. As brokers, we strive. We want we want to feel like our our clients. Need us. I've been lucky enough over the last 1520 years to see all of those clients believe in him and feel like in every transaction, they cannot do it without him. He's selfless, Chris, whether it's professional or personal, in the family, at work, he's the first one there to congratulate you. And if I ever need mentorship, even though he's a friend, you know, he's my first phone call. You know, I changed positions a while back and then Chris reached out to folks. And he knows in that space and set up meetings for me, right? And, you know, he's just a great man. I asked Chris what the definition of success was. And he said, Mike, it's just calling your friends all day long. And whenever the phone rings and I see Chris Lawrence's name pop up, brings a smile to my face because I get to talk to my friend. It just means so much that he genuinely cares about his friends, his family. It's it's not an act It's it's real. When you're in a room with Chris, he makes you feel like you're the only person in that room. Chris, I love you. Be proud of you. You are an incredible guy. You earned every bit of it. You're a rock star. Congrats, buddy. You're the best. And here's to another 20. Congratulations, brother. I'm so grateful to be able to call you a friend. I'm so excited that you're the first recipient of this award. I love you. Congrats.
