Christmas 2019 v 2024 on London Underground Christmas Day in 2019 and in 2024 were both on a Wednesday and that in 2019 was the last before the pandemic, so it is interesting to compare patronage on London Underground in the run up to Christmas and over the Christmas and New Year break for these two years. The chart shows daily patronage on London Underground from 15 December to 1 January for both years. On Sunday December 15, patronage in both years was virtually identical at around 2.5m passengers. During the following week while passenger numbers were broadly constant each weekday in 2019, those in 2024 followed the now familiar pattern of being lower on Monday and Friday than the rest of the week and were up to 800k lower than in 2019. The weekend before Christmas again saw almost identical numbers for both 2019 and 2024. Monday 23 Dec 2019 saw passenger numbers down by a million on the week before, while in 2024 they were down just 500k. The totals for Christmas Eve were again broadly similar across the two years. Boxing Day numbers in 2024 were marginally higher than in 2019 and were higher than New Year's Day 2025. (Which raises the perennial question as to why National Rail services don't operate on Boxing Day. Around 15% of London Underground passengers are transfers from National Rail services which if they were running would push Boxing Day numbers to a similar level to Christmas Eve.) Between Christmas and New Year, passenger numbers were very similar between the two years although New Year's Day 2025 was noticeably down on 2020 perhaps because of the weather. Besides changing working patterns the other major change between 2019 and 2024 is the opening of the Elizabeth Line which has led to significant transfers from London Underground. Hence the fact that on many days the 2024 patronage numbers are around the same or even higher than in 2019 shows the continuing growth in leisure traffic on the network. What’s the purpose of Boxing Day? A British friend messaged me wishing me a good Boxing Day- which is not an American thing… …and my mind came up with the following possibilities. 1. It’s a fight day. Random pairings are made to enter the ring and box with each other. Why are they boxing? Couldn’t tell you. Maybe it’s over the last cookies, or over who has to take down the Christmas tree, or just to work off some of the extra calories eaten over the previous 2 days. 2. It’s a day where you get all excited about all the new boxes you’ve acquired on Christmas, and have to find a new hoard space in your home. Cause what if you need these boxes in the future? 3. The day when vampires refurbish their wooden boxes (coffins). Since winter solstice is the longest night of the year- many non-religious vampires choose to do their winter cleaning on that day. But since many do celebrate Christmas, they find the lead up to Christmas Eve and Day too hectic to take on this task- but since it can take all night, they do it the first day after the holiday. When the night is still very long. It’s only logical. Btw- you might not know this, but one of the most treasured gifts you can give a vampire at Christmas time is some Murphy’s wood cleaner, along with a gift certificate to the container store. Had a great chat yesterday with a journalist from Saga magazine, talking all about downsizing in the autumn....more details to follow in the upcoming weeks. As always when you start me chatting about houses and how to make them 'shine' our quick chat soon became 1/2hr! Did you know Autumn was one of the best times to put you house on the market? After a long summer holidays people are thinking about the winter ahead of them and where they want to be next year. If buyers aren't quite ready to get there houses on the market yet, then this is the perfect time to get their house prepared for the Boxing Day rush. Yes! There is such a thing as a Boxing day rush! It's the busiest days for views on Rightmove! (Personally I'm still well and truly in the Christmas mode but clearly others aren't). For anyone wanting to get their home on the market though, they need to be organised well ahead to get those photos done before the decorations are up. A house on the market with Christmas decorations up doesn't give a great impression :( As you can tell ..I do love to chat about houses. All estate agents have differing opinions on this topic - launching your home on boxing day because ‘its the busiest day on Rightmove for traffic’ - yes because it feels like the whole world is listing their house on the market & naturally you will look at how your own house looks online & i’m sure you will get all your friends, families & their dogs to look too 😂 I am about to share the stark reality of what happens…. I remember sitting in my high street office where the boxing day launch narrative was a huge thing & we even had a league across the west midlands which office could launch the most properties on boxing day! Then over Christmas & new year we would run on skeleton staff just to say the office was ‘open’ & it would be as dead as a dodo 🦤 - the few viewing enquiries we did have just generally fancied something to do over the holidays by viewing a few houses they ‘like the look of’ The portals are flooded so your property does not stand out at all & is like a needle in a haystack & 9 times out of 10 they ended up being reduced. Or if the vendor couldn’t reduce you would end up losing it to another agent who would put it on fresh as a new listing in the new year when the serious buyers are back out & sell it pretty quickly 😫😂 So, if you have an agent that says this is a good idea & treats your property like a black friday type event, think twice & get in touch for some correct advice. We will always tailor our best advice individually to you because one size does NOT fit all!

Boxing Day: the presents are unwrapped, the plates are cleared, and the chaos of Christmas Day is behind you. Now comes the quiet - a day that can mean different things to different people. For some, it’s a welcome chance to relax; a gentle walk, indulging in leftovers and savouring the slower pace. For others, it’s when the noise settles and the deeper questions begin to surface; ‘Was it enough’? ‘Why do I feel so… flat’? Boxing Day is a chance to breathe, reflect, and check in with yourself: • How am I really feeling today? • What am I holding onto that I could let go of? • How can I carry more of what matters into 2025 and beyond? The beauty of Boxing Day isn’t in doing more but in allowing yourself to pause. Sometimes it’s in that quiet space where you find what you’ve been too busy to notice. Take care of you.
