5 keys things to look for at a property inspection. It’s a common theme seeing people walk through homes who are wowed by the pretty display furniture and dazzling renovation. However, it’s important to look beyond these items and take a closer look into the property and how it functions. Here are my top five tips to help: 1. Location, location, location… consider the location as the number one non-negotiable. Does it meet your needs? Is there access to schools, shops, the train station/Public Transport? Is it nearing a mobile phone tower, main road, vacant land, unsightly or unkept neighbouring properties? 2. Examine the integrity of the building such as the roof, gutters, brickwork, drainage and dampness on the ground. Inspect the wet areas, and get a feeling for the floor throughout the property… does it feel level? We always recommend conducting a build and pest inspection to ensure a thorough check of the property. 3. A good floor plan is crucial. How does the property flow? If you are a renovator this can be adapted, however it’s best to start off with a nice even flow throughout the home. The most popular floor plan is to have bedrooms at the front of the home and living area/s at the rear, opening to the garden. 4. What is the view like? Are you seeing neighbours so close you can wave to each other? Overlooking is a big factor. If you have a large neighbouring property behind, it may take years to grow a hedge high enough to change the outlook. 5. Natural light - this is very important. We always like homes with excellent natural light. Sometimes this can be improved with skylights but in most cases that will not add light to the entire home.
