Excellent panel discussions at UKREiiF - firstly on #BrownfieldRegeneration. Thank you for everyone's insights. 'Creating Communities Through Brownfield Regeneration' - The panel’s experience resonated with the work of Global City Futures, where we have seen that brownfield regeneration is centred around viability. We look for ways to balance opportunities, giving the public sector the balance sheet flexibility to raise low cost debt for schemes, versus the need for government to provide funding to help pump prime schemes. Discussion centred around ’dynamic patience’ favourable markets, transport led approaches - as demonstrated by Leeds, the need for strong, collaborative public/ private partnerships - and the need for LAs to extract more value from their assets. A brilliant first panel at the OxProp Summit with UK Property Forums this morning focusing on fast growing cities and how Oxford can grow and thrive. Anna Strongman, Chief Executive of Oxford University Development, highlighted that development and regeneration takes time, the Kings Cross regeneration has taken over 17 years and engagement with local communities is key for Oxford to thrive. Cllr Susan Brown, Leader of Oxford City Council, explained that there is an anti growth agenda in the city and the county that is jeopardising the new housing that is needed. Some introductory comments from the panel are below: Landcom is the state’s developer – “We cannot wait for better things to happen and so Landcom is transforming the organisation, currently in process of expanding our product suite into BTR also in regional areas. Leadership is driven by vision, clear goals and accountability. Setting the vision with housing goals and dwelling numbers and getting different skills in to build the different types of dwellings.” Walker Corporation – “There is a challenge for the younger members of the workforce, particularly those working on longer term projects who are looking at feasibility and realising they may not be able to afford a house. How can we fix the issue for future generations so that they are not needing to rely on the ‘bank of mum and dad’ as the only option available to them... And what their expectations are in terms of the type of home they will need in the future.” Legacy Property, “The housing challenges are not new. To be a successful developer it’s fair to say you are taking a truly longer term view.
