Sixteen years ago, we embarked on the journey of creating the Mitchell's Plain Festival to commemorate the 35th anniversary of Mitchell's Plain as a vibrant and dynamic community. In 2008, it was far from conventional for major brands to partner with us, and large-scale events within this community were virtually unheard of. Yet, through perseverance and determination, we gradually persuaded brand managers, marketing executives, CEOs, and even board chairpersons that Mitchell's Plain is not an isolated enclave. The challenges faced by this community are no different from those encountered in Sandton, Constantia, Bishopscourt, or Camps Bay. The support of the corporate sector is crucial, and the media's role should extend beyond merely highlighting negative events; it must also celebrate the positive developments taking place within the community. Despite being beset by issues such as gangsterism, drug abuse, unemployment, and other social challenges, Mitchell's Plain is equally blessed with producing some of the finest doctors, attorneys, nurses, educators, business leaders, and vibrant community activists. The community proudly hosts four formal shopping precincts: the historic Mitchell's Plain Town Centre, Liberty Promenade Mall, Westgate Mall, and Watergate Mall, all offering hundreds of thousands of fully-let trading space. Additionally, there are ten smaller shopping complexes scattered across the area, including Strandfontein, as well as thousands of informal traders contributing to the local economy. Mitchell's Plain is not only a viable but also a powerful community in which to do business. With close to one million residents or potential consumers, it remains a cornerstone of the Western Cape's economy. The community also holds great promise as a potential hospitality hub, and homeowners should explore the feasibility of creating AirBNBs in their underutilized spaces. Downtown businesses in Shreveport faced challenges when I-20 was constructed, impacting Crosstown residents and retail sales. Crosstown residents had limited shopping access, only allowed on Saturdays to shop indoors. With residents cleared away for highway construction, retail sales on Saturdays ceased, leading to the development of shopping centers elsewhere. The removal of I-20 dirt and the highway itself hindered downtown accessibility, affecting local shopping. Other cities like Philadelphia and Dallas are removing inner-city interstates to enhance local business environments. Following their lead, Shreveport could trench I-20 passing downtown to revitalize the retail sector. Avoiding the construction of another highway around downtown is crucial to prevent further separation of residents from the city center. Mayor Arceneaux's property tax strategy aims to reduce real estate prices, seeking financial gain. Emulating Dallas and prioritizing local business, removing the downtown interstate could boost Shreveport's economic landscape. #AllendaleStrong

One of my big take-aways from this morning's The Right Place, Inc. Investor Exchange event: we need to always remember that development dollars are mobile. Real estate investors (aka potential backers of local development projects) have the whole country (as well as international opportunities) at their disposal. The funding necessary to make a much-needed housing project viable in Greater Grand Rapids could just as easily be deployed in Florida, Texas or North Carolina if the financial returns are more attractive there. Just because a project "can pencil" here, doesn't mean it can move forward without help to attract this crucial funding. Especially now with traditional financing as expensive as it is. It was certainly a beautiful morning for about 200 of our closest West Michigan friends at Frederik Meijer Gardens & Sculpture Park. With a focus on regional development opportunities and trends, we heard from Randy Thelen why and how PLACE MATTERS 😁 in our communities, the many place-focused initiatives we're leading as an organization along with many collaborators, and highlighted our above-target progress on our strategic metrics. Brad Thomas of Progressive AE - our event sponsor - further emphasized place as an essential component of prosperity across our many sectors of West Michigan, and made an exciting announcement about his firm's branding and presence! The highlight of the morning was a candid, deep-dive panel discussion with Ben Smith of Heritage Development, Rachel Michaud of The Gillespie Group and Ryan Talbot of Talbot Development about the opportunities and challenges in the real estate development ecosystem in our area. While there's a lot of reason for optimism and tons of positive momentum, there are still headwinds out there to be sure. Huge thanks for their insights this morning, and investments in our region!
