We had our kick-off meeting yesterday with the City of Kitchener, Tate Economic Research Inc., and Metro Economics to commence work on the City's Growing Together East - Market Analysis Study. The project will provide recommendations to the policy and zoning framework in response to the unique attributes and specific needs of the Block Line, Fairway and Sportsworld Protected Major Transit Station Areas. While we recognize that the nature of employment is changing, these changes need to be considered when formulating policies that guide development over the longer term. We look forward to working with Divercities Advisory Inc. to bring an equity lens to the project, and working with the team at-large to optimize the non-residential function of these areas in the future. Few things have the ability to shape the form of our communities like higher order transit. Setting the right policy and regulatory framework to leverage this investment is critical. Something was buzzing on Basing View this morning and it wasn't just the bees tending to the registered park and gardens that hug Mountbatten House - now known as PLANT. South Coast CPS, Basingstoke and Deane Business and PLANT hosted a pre networking event for the South Coast CPS conference in November. Beautifully catered by locals The Yard, who will be taking up residence in the stunning reception area cafe when the doors open. Seeing people excited by creative spaces might be my new favourite thing. Architecture, interiors, environmental creds, green space and landscaping plus a very special staircase. PLANT is going to be an exciting and inspiring place to do business. A bit of a poster child for the ambitions of investment and business in Basingstoke. Cllr Paul Harvey spoke, alongside colleagues from BDBC about how the town is performing - and the numbers speak for themselves. With 7,385 businesses calling Basingstoke home, it's now the 8th most levelled-up place in the UK. The presentation showcased exciting developments across the borough, including: ✔️ Progress with the Manydown development (as announced last week) with work looking to start on 3500 new homes & 250 acre country park. ✔️A modern, efficient new Leisure Centre with Leisure Waters, recently approved by the council. ✔️ An ambitious Town Centre Masterplan with development opportunities across 8 key areas. ✔️The Winklebury VIVID development, bringing 203 new homes (134 net gain) with over 60% affordable housing, plus retail units, pre-school, health and community facilities If you want to be part of the conversation about inward investment, development and place making in the region, here are some dates for your diary: South Coast CPS conference Thursday 14th November | 9:00 – 17:00 | St Mary's Stadium in Southampton 🎟️ https://lnkd.in/eQxZiady Invest in happiness placemaking summit Wednesday 26th February 2025 | 11:00 - 5:00 | Haymarket Theatre, Basingstoke 🎟️ https://lnkd.in/espfKHXZ Great to speak with Nella Pang MRICS, Andrew Dowling, Andrew Reynolds, Marelize de Beurs, Hugo Denée & Naomi Sadler MIEnvSc what a great attendance! #Basingstoke #BusinessGrowth #Investment #Regeneration #Placemaking

🏗️ Are you wondering what is being built next to CSUSM in City of San Marcos, CA 🏗️ North City San Diego is building 222 North City, a 12-story mixed use project. North City (originally approved in 2009) is evolving in reaching its potential by creating our first true downtown. This market rate housing will bring much needed housing to the market . It’s predicted to provide housing for many faculty members for California State University San Marcos (currently our largest employer in our city), building housing adjacent to jobs, creating a synergistic atmosphere. It will also provide a much needed clientele base for the current restaurants in North City. It’s exciting to watch this project being built after the slowdown due to the “Great Recession” and the “Global Pandemic”, breathing life into our first true downtown that brings together businesses, housing, and a park together in a walkable community that is close to jobs and transit options. Stay tuned, it is predicted for occupancy by late 2025. #HousingDiversity #NorthCity #DowntownLiving #SanMarcosCity #DiscoverLifesPossibilities

𝙉𝙀𝙒 𝘾𝘼𝙎𝙀 𝙎𝙏𝙐𝘿𝙔! The Presented Challenge ➡️ transform a suburban thoroughfare into an urban boulevard, making businesses more visible and accessible. The businesses along Livingston Road and MD Route 210 in Forest Heights’ commercial area include a vibrant mix of restaurants, shops and churches. The Greater Oxon Hill CDC envisioned creating a space that serves the community’s needs while reflecting and enhancing the vitality of the existing businesses. Their vision is part of a long-term plan to improve the public realm in the area to promote pedestrian safety, enhance area aesthetics, and support business growth. The goal is to transform the MD 210 corridor from a suburban thoroughfare to an urban boulevard, making businesses more visible and accessible. To create a more welcoming experience for business owners, residents, and visitors, Greater Oxon Hill CDC sought to create a facade improvement program to incentivize business owners to enhance their storefronts. #PlaceMatters Read more about how this suburban road was transformed into a thriving urban space: https://bit.ly/3PLnysj

We’re so grateful to have partnered with an incredible client who trusted our process and expertise. The building sale of 500 Washington St. in San Francisco's Jackson Square, marked a major milestone for the Public Policy Institute of California's real estate journey, and we’re proud to have been a part of it. Our engagement with PPIC began in May of this year, focusing on #workplacestrategy to explore the evolving nature of work. Our goals were clear: provide independent insights into their workplace and real estate portfolio, assess their #hybridworking policy, ensure opportunities for #employeeengagement and feedback, and develop a business case for future real estate decisions. Fast-forward to today, the scenarios we developed—rooted in #organizationalresearch, #markettrends, occupancy and #constructiondata, and the changing work landscape—helped PPIC make the strategic decision to sell a long-performing asset. This move allows the institute to continue their focus on research and programs that advance its mission in the state of California. As we look ahead to 2025, we’re excited to continue supporting PPIC’s #workplacevision in both San Francisco and Sacramento. #capitalmarkets #workplacestrategy #CRE #proptech #evolvingworkplaces Colliers Alex Palmisano Peter Mugford Meg Campbell
