Salloway Property Consultants completed the off-market deal after long standing clients, Ivygrove, started redeveloping a once forgotten corner of industrial units in Derby. As industrial stock is considerably low in the market currently, landlords and developers are having to look elsewhere to create attractive space. William Speed MRICS Speed of Salloway Property Consultants said, “I was aware that Ivygrove were redeveloping these industrial units at Parcel Terrace and that they would do an excellent job as always. It did take some persuading, but I knew all along that the property would be a perfect fit for Bennett Engineering!” Seleena Creedon, director of Bennett Engineering added: “We were looking for Derby premises; Will had been helpful showing us a range of offices available however when we mentioned industrial units as being part of our future plan, he knew exactly what to show us to make them today’s plans! Unit 5 was looking good when Will showed us around in May, we had lots of questions and Will was super helpful in answering them. The unit has been brilliantly renovated and this little area is thriving, it’s so busy each day which is a real buzz to be part of. We’ve also managed to put our own stamp on the place already too with our vision of using a mezzanine floor as our design office space coming to life. This move has enabled us to add new services for Bennett Engineering’s clients including manufacturing and assembly which has already been well received. The Ivygrove team have been so helpful, and we couldn’t be more delighted to be Unit 5’s new tenants.” William Speed added: “This off market letting further confirms the fact that the industrial market in Derby is still experiencing high demand whilst stock levels can’t keep up. 💥 Zero Workspace are incredibly proud to present one of our latest completed projects 💥 The project involved the comprehensive restoration and modernisation of a Grade 2 listed, 5-storey building in the heart of the Clerkenwell Green area. The aim of the project was to blend its historical charm with modern amenities, to create a vibrant and functional space for its occupants. The key elements included: 👉 Transforming the tired interior into contemporary office spaces. 👉 Creating welcoming reception areas and functional meeting rooms. 👉 The creation of multiple terraces, including a new roof terrace with a sliding glass roof-box for easy access and enjoyment of outdoor space. Constructing new rear terraces with bifold doors and feature lighting to enhance outdoor areas. 👉 Adding ‘End of Trip’ facilities like showers and changing rooms for cyclists and commuters. 👉 Completely replacing mechanical and electrical services for improved efficiency and functionality. 👉 Establishing a plant room in the basement vaults to house essential equipment. 👉 Installing a new lift for improved accessibility throughout the building. The project entailed several challenging aspects that required innovative problem-solving: 📌 Preservation of Historical Features: Balancing the restoration of original brickwork and architectural elements with the incorporation of modern design and functionality posed a challenge. Careful planning and expert craftsmanship were essential to maintain the building's historical integrity while meeting contemporary needs. 📌 Integration of New Structures: Constructing new terraces demanded precise engineering and structural design to seamlessly integrate these additions with the existing building. Ensuring structural integrity and weatherproofing whilst maximizing natural light and views were key considerations. Effective collaboration among architects, engineers, contractors, and heritage specialists was vital to successfully address these challenges and deliver a vibrant, contemporary office space that respects the building's historic significance. Constant communication, creative problem-solving, and adherence to best practices were key to overcoming obstacles and achieving project success. PROJECT FOCUS - MBRSC Space Centre, Dubai MRC Cleanrooms have been leading the way globally in regards to designing, manufacturing, installing and commissioning critical aerospace cleanroom infrastructure. These complex facilities are all about the details. The MBRSC space centre in Dubai is a great example and truly sets the standard for such facilities not just in the region but globally. If you want to dig a bit deeper some of the areas MRC were able to add value are highlighted below - 1. MRC GRP panel system ensures a majorly non-metallic construction solution to avoid issues such as costly ongoing maintenance and the associated unscheduled downtime / impact on the controlled environment, inflexible integration with furniture and services, removes the risk of irreparable damage as-well the need for excessive, complicated and high-risk grounding requirements. The MRC GRP panels provide the perfect solution to such issues. 2. For satellite assembly areas MRC are able to provide single piece wall panels up to 12m in height. Avoiding the need for multiple joints that will be a cause for concern during the operation and maintenance. Because of this ceiling height, it is also important to ensure silicon joints are maintained at 3-5mm thickness and not less. This typically ensures the silicon sets correctly and has a much longer effective life span. 3. MRC provide a fully moulded panel solution without the need for stick on coving etc. Again hugely reducing joints and areas of risk as well as allowing easy observation of critical joints (i.e. not hidden by post applied coving or other components). This is critical when facilities have 5m+ ceiling height because observing potential issues at high level is challenging. 4. Efficiently integrate, with minimal joints, all of the furniture requirements. Including roller shutter doors. 5. Provide a material of construction (GRP) that is 100% repairable in position but also poses no risk to the environment if it is damaged (i.e. it cannot rust or shed particles into the cleanroom) thereby removing the risk of needing unscheduled downtime. Repairing or replacing metal panels in a facility like this is costly; and in some cases practically impossible without extended down time due to the size of the panels. 6. The MRC GRP filter housing is fully moulded with the ceiling panel (i.e. installed as one piece) therefore leakage risks and maintenance requirements are kept to an absolute minimum. 7. MRC are experienced with the supply and installation of static dissipative flooring solutions. As well as perimeter grounding strips to allow personnel and equipment have easy access to grounding points. To summarise - these are certainly not typical cleanroom facilities. Therefore having the right products, understanding and managing the unique risks, as well as planning for a low maintenance operation are all critical for a successful project implementation. #aerospace #cleanrooms #MBRSC #GRP #MRC

The Port office moved in October to new, modernised premises in Turku at the address Linnankatu 90. Construction Engineer Juuso Varjonen tells that the layout of the office premises in Linnankatu was redesigned to serve better in Port of Turku’s office use. In the renovation project, the need for space was determined and the required modifications were made, including demolition work and building of new partition walls. The old wall and ceiling surfaces were painted, and the sanitary facilities were rebuilt. The plans aimed at utilising existing materials, and for example floorings were not redone unnecessarily. The old sliding glass walls were also utilised. “In connection with the renovation, the lighting of the premises, water supply pipes, most of the interior surfaces and drainage in the yard were renewed. Project: Business Center ▪️Task: • Maximize development with the possibility of phased construction • The client wanted the complex to be built in stages • Each stage must function independently, and once the entire complex is built, it should form a well-organized space ▪️Main goal: Create a convenient and functional space that not only serves as the foundation for the client's successful business but also benefits the city and future users. ▪️Main challenges: Fire access roads and entrances to each stage, which needed to be designed in a way that the concept would not just remain a good visualization but serve as a basis for future design phases and be valuable to the client. ▪️Solution: ▫️We realized that it was essential to carefully plan the organization of construction and the independent use of each stage. It was important to consider both engineering aspects and other safety requirements, along with the chosen implementation path. ▫️For the city and future users, we developed a convenient traffic flow scheme for pedestrians and vehicles to avoid congestion on surrounding roads in the future. The analysis showed that the vehicle and pedestrian traffic would be significant for this small area. Therefore, we decided to organize the transit of cars and pedestrians mainly through the complex, with further access to parking lots and building entrances. ▫️In addition to offices and well-designed landscaping, the complex will include a zone with restaurants, its own daycare with an outdoor area, a large gym, and supermarkets. For each of these facilities, we planned convenient access and service entrances for maintenance vehicles.

The National Association of Women in Construction began the tradition of the first week of March being a celebration of the ladies in our industry. We at Force love a reason to highlight our amazing teammates. Today we want to recognize Carrie Fulp, Senior Architect in our Force Design, Inc. team. We are excited to share her answers to a few questions on why she enjoys being part of the built environment. 1. How did you decide on your career? “I have an uncle who is an architect, and he designed a home for us when I was in second grade. I thought the drawings were fascinating and decided then and there that I wanted to be an architect. I loved geometry in high school and was fairly good in my art classes. Plus I loved a good puzzle. These all combined well into an architecture career. I ventured outside a few times, but always came back to this career as it brought these interests together I also thought, perhaps somewhat idealistically, that I could help inspire people with architecture, the way music or poetry can give us inspiration and positively move us. Growing up in Columbus, then living elsewhere at times, I have seen how good architecture can indeed inspire and help people in their daily lives.” 2. How long have you been in the construction industry? “Over 35-years” 3. What do you like about being in the construction industry? “There is always something new to learn and solve in being an architect. And while there are multiple solutions to any given issue, finding one that fulfills all technical aspects such as programming, budget, ease of construction, etc., with a solution that inspires and creates joy for the person using the space – this is very fulfilling. It is also a career that allows for creativity, which I enjoy.” 4. How long have you been with Force? “2 years. I’ve worked in traditional architecture firms in Ann Arbor, Indianapolis, and even as a sole-practitioner. Joining Force has given me a different viewpoint, being a daily partner with construction. I have really enjoyed this, and I am surrounded daily with people who are tops in their field. All of us coming together to create a building still fascinates me today.” 5. What advice would you give to young women thinking or to get them to think about construction? “Jump in and experience and be open to all aspects of design and construction. There are so many different avenues to take within the industry, experiencing it all will help you find your path. From carpenter, to driver, to designer, to management, and so much more – there’s something here for everyone. Think big while learning the little things. Never lose your sense of creativity and analytical thinking of how something can be accomplished. Set goals, but keep reaching for more as you attain each goal.
