There is a few areas that is begging for folk to take on that they are practically giving away like Detroit. Some parts of Italy, Greece, because of an aging population they are giving houses and money to move there to counter balance. Palm Beach County has reached a record-high market value of over half a trillion dollars, an estimated $514.1 billion, highlighting a 10% increase from the previous year. In Florida, only Miami-Dade County surpasses Palm Beach County in market value. Leading the municipalities in market value is Boca Raton at $56.9 billion, followed closely by Palm Beach at $54.9 billion. Other significant contributors include West Palm Beach ($37.4 billion), Palm Beach Gardens ($30.2 billion), Delray Beach ($27.8 billion), Jupiter ($27.7 billion), and Wellington ($21.2 billion). In response to this article on elevator construction, regulation, labor, and immigration, I believe a viable solution lies in a business model that leverages the strengths of a 170(b)(1)(A)(vi) designated 501c3 organization in conjunction with a benefit elevator company. Our nonprofit Emi's Elevator, which is the majority owner of Nokes Mountain Elevator Company, aims to address these issues by creating Small, Women-owned, and Minority-owned (SWAM) businesses and job opportunities through targeted apprenticeship programs. Our mission focuses specifically on public, low-income, and subsidized housing sectors, where there is a significant need for the maintenance, servicing, modernization, and new installation of elevator infrastructure. By prioritizing the creation of skilled jobs and fostering entrepreneurship within these underserved housing communities, we can alleviate labor shortages and contribute to economic development. Our approach ensures that workers receive the necessary training and support, promoting a sustainable workforce equipped to meet the demands of the elevator industry. In addition to our focus on housing, we also address elevator infrastructure needs in public facilities, including military bases, rehabilitation centers, hospitals, and other essential public institutions. Ensuring reliable and efficient elevator systems in these facilities not only improves operational efficiency and safety but also supports the well-being of the communities they serve. Moreover, by focusing on the maintenance and modernization of elevator infrastructure in public and subsidized housing, we can contribute to lowering housing costs. Efficient and reliable elevator systems reduce the overall maintenance costs for housing authorities, which can translate into lower rents and fees for residents. Additionally, by creating job opportunities and fostering economic growth within these communities, we help residents achieve financial stability, further reducing the economic pressures associated with housing costs. Through this integrated business model, we not only enhance the quality and safety of elevator systems in both housing and public facilities but also drive social impact by empowering marginalized groups, fostering community resilience, and contributing to more affordable housing and better public services.

On the one hand, New Towns are a marvel, but on the other, we simply must re-invest in our existing towns and infrastructure. It makes so much more economic sense to retrofit and refurbish existing buildings and high streets than it does to carve new towns out of fields (brown, grey, or green doesn't matter). The embodied carbon sitting in derelict buildings is a ticking time bomb...we need to bring those buildings back to life now, before they are so delapidated there is no choice but to knock them down. Every person reading this post will immediately know of an abandoned or under-used building near them that could, with a bit of imagination, be brought back into use. Where is the #PresumptionOfRetrofit and #DontWasteBuildings ethos? I want to envision better spaces and to revitalise our communities, rather than ignoring them and moving on to the next new shiny thing. Let's #RetrofitOneMillionHomes and then maybe we move on to new builds!

#MHCLG and #HomesEngland have worked hand in hand since the election to develop the key concepts, outline the risks, the opportunities and the potential routes forward to help advise the Minister and Government on the next generation of #NewTowns. It's amazing how much expertise sits in both organisations which has helped to underpin the journey so far. This isn't any flight of fancy - this is an amazing future and real delivery on a scale we have not seen for a generation. I'm so glad to see this finally launch in #Stevenage, and Sir Michael Lyons and Dame Kate Barker will be brilliant in leading this. Whilst there were many hands helping bring it to this point, Julia Krause and John Whetstone MRICS have played a critical role and been amazing. Biased, I know, given they are on my team! #HomesEngland have played a critical role in the current generation of large scale delivery, from #HarlowandGilston to #MeridianWater and beyond. Now we'll be bringing our unmatched expertise in funding, infrastructure, delivery and placemaking to support this transformational programme. Personally, living in a town that has over 8,000 homes underway that will double it's size, and minutes from Urban&Civic's Tempsford scheme, this is both incredibly exciting and reassuring. It's the real change we have been asking for - from sporadic development often delivered through Appeal decision, to thought out, connected, planned settlements our kids will be proud to live in. I urge everyone to read the press release and forthcoming documents. Critical is the first bullet point about the work plan. It confirms over the next 12 months the Taskforce will be "Meeting with new and existing communities to hear first-hand about the design of desirable developments". That's where the work starts and tells you how much this isn't about numbers but about you, and me, and the people we care about. Broadcast segments and podcasts will use the national print media headlines as news and will want to speak to your local spokespeople about the reason WHY behind the ranking. So how do you elevate these stories? ⏩ Make sure you pitch quickly so the fervor doesn't die down ⏩ Dive into the process, not the product. Tell the reporters why and how the story came to be so you can share additional insight. ⏩ Be aware of which publications and outlets are friendlies so you don't run into issues with competition. ⏩ Collect b-roll, still photography and headshots to ensure you have additional content to provide ⏩ Continue to celebrate the story locally so residents and stakeholders see how much of an impact the headline had. The government is also supporting the High Streets (Designation, Review and Improvement Plan) Bill which will ensure councils routinely develop and publish improvement plans for their high streets... What does the Bill do? The Bill would require local authorities in England to designate streets as high streets, either a single high street, or a network of high streets. Local authorities would be required to publish an improvement plan setting out proposals for the preservation and enhancement of designated high streets. Local authorities would be required to review these plans every five years and to consider them when exercising planning functions. Analysis undertaken by the Department for Levelling Up, Housing and Communities on the anticipated financial implications of the Bill states that projected public expenditure resulting from the Bill’s proposals would be no greater than £26 million every five years. The government have committed to funding the cost of up to three designations per local authority. The Bill applies to England only.

Brooklyn State Senator Zellnor Myrie on Tuesday announced his official entrance into the New York City mayoral race with a pro-housing agenda that looks to preserve and build one million homes. The state senator, who represents parts of Crown Heights, East Flatbush, Park Slope, Prospect Heights, Prospect Lefferts Gardens and Windsor Terrace, released a housing plan titled Rebuild NYC: A Mandate for One Million Homes, according to a press release. https://lnkd.in/gxEctekK

Key Highlights include: 🚧 Infrastructure Improvements: 755 miles of roads maintained, major street rehab projects, and upgrades to public lift stations. 🏊♂️ Moana Springs Community Aquatics and Fitness Center: A new hub for health and recreation featuring a 50-meter competition pool. 🏘 Housing Assistance: A total of $3.2 million in rental aid was provided to 1,246 households, with 1,326 affordable housing units supported. 👮♂️ 👨🚒 Public Safety: The Reno Police Department launched the Directed Engagement, Enforcement, and Deployment Strategy program, also known as DEEDS, which is a data-driven initiative aimed at reducing crime and improving safety.
