Some tenants will come in, they say they'll give you up front six months, one year lease. Big red flag. Here is some of the things that I would never do. Some of the tenants will say have government money coming in, nowhere to go. I have to move in quickly. That is a red flag. Why someone have to move quickly. Maybe they got evicted somewhere else. I'm self-employed. I'm getting 1015 thousand, but I don't have consistency. I can give you cash. Another flag. Always look for those red flags and now coming to what you're going to ask them. Number one, most important one, credit report. Go through it. Did they miss payments on anything? If they're not responsible with their credit paying back the money they borrowed, that means it's a red flag. So make sure check the credit check. Second one, the most important one, make sure you get their current landlord information.
