Good morning LinkedIn! These questions are becoming a daily feature on my page and I enjoy sharing them here for you all to see. Today’s question was: How can you ensure/achieve high occupancy? For context, Dubai’s best performing period is September - April (Dubai winter). The weather gets a lot more bearable allowing for tourism to spike and there are generally a lot more outdoor and indoor events that create global interest. Between May and August (Dubai summer) however, occupancy rates are difficult to keep at a high without massively decreasing your rates. The upside to this is, when the winter months come, you will make back lost revenue in the summer. Some of my clientele have made 25% - 30% of their annual projections in December alone, due to Christmas and New Year’s. To keep high occupancy in the summer, our team does a great job of this but they do the following: - Market your property in the right fashion on Airbnb and other platforms - Decreasing your rates to fit in line with the market - Aim to achieve monthly bookings rather than daily bookings by partnering with corporations that require employees to do overseas work in Dubai for a short-period. - Offering promotions to new and past guests.
