2024 underwriting: Exit price in 5-years at a 5.5% cap rate Having realistic projections is THE critical function of investing. The two biggest errors I frequently see and pitfalls to avoid are: 1. Overly Optimistic Rent (NOI) Growth: Projecting aggressive rent increases can severely skew your investment outlook. 2. Unrealistic Exit Prices: Purchasing a stabilized asset at a 8% cap rate projecting to sell at a 6% cap rate in 3-5 years. Basing investment decisions on overly optimistic underwriting is like me still thinking I’m going to be in the MLB one day. #CommercialRealEstate #SmartInvesting

It’s about the world’s biggest companies like Google and Goldman Sachs battling in the FIDE World Corporate Chess Championship. The competition pits the cleverest pawn-pushers at some of the richest blue-chip companies on earth against one another. A total of 12 teams are throwing down this weekend, and they’re not vying not for prize money, but to be recognized by chess’s world governing body as the “smartest company in the world.” It turns out that at a time when chess is booming, the ancient game is especially popular in high-achieving offices from Wall Street to Silicon Valley—an internal group of chess players at Google is 2,500 people strong. But, of course, just like corporate softball where it isn’t unusual for teams to show up with someone who arouses suspicion by mashing the ball like Aaron Judge, corporate chess has ringers.
