We join others in the Jewish community in welcoming the new bus route in North London connecting Golders Green and Stamford Hill directly. This will increase convenience for Jewish commuters between the two communities. The new route is also being implemented for the safety of Jewish passengers, because of the abuse that they were receiving when they had to change buses in Finsbury Park. It is a sad reality that Jews need additional bus routes in London now at least partly because it is dangerous for them to take existing lines. https://lnkd.in/eUW3UR8R

Communities in Scotland are reclaiming ownerless land. A new scheme from the King's and Lord Treasurer's Remembrancer will allow communities across Scotland to take over ownerless land and buildings. This is monumental for Scotland. It paves the way for community collaboration and land rehabilitation by offering the chance to repurpose property. The village of Muirkirk has already taken advantage, as The Guardian reports. What was previously an acre square of crumbling tarmac is in the process of being transformed into a community garden and picnic pitstop. England's 'bona vacantia' policy currently means the ownerless property is distributed to the crown, which has led to 'The Empty Housing Scandal'. Opposers to the English policy are often labelled anti-monarchist. I don't believe they are - but I do think this is one feudal system that firmly belongs in the past, not future. I can't wait to see local initiatives transform the ownerless landscapes of Scotland. And, it will be interesting to see if the rest of the UK follows in Scotland's footsteps. Easy like Sunday morning : just sitting in the Eurostar departure lounge awaiting a train to spend the next couple of days in Amsterdam exploring the museums esp . hoping to have a good mosey around the RiksMuseum. Couple of idle thoughts about my post yesterday below: one is for Lewis; Dan ( Allia) and George ( Go Modular ) & Craig ( Agile) :- If ( and it’s a big if) this development in Little Green Lane proceeds what advantages would there be of using modular construction rather than traditional building methods? If ( etc) is it right that the landowner receives a windfall profit simply because a third party developer is successful in getting planning permission for 600 homes when really that landowner has simply landbanked their holding and made full use of its agricultural use If (etc) then what are the localised environmental consequences of building 600 homes from a biodiversity point of view in respect of land that hitheroto has produced food because it has historically been used for arable; how is that arable production to be replaced ( and at what cost inc carbon footprint ) and what will be the biodiversity impact upon local flowers; trees; hedges ; wildlife ; birds🦅 As I said yesterday I’ve asked the developers PR company to confirm the estimated selling prices of the “ affordable “ apartments; small houses and larger houses… to get 3 days notice through the post seems a bit short to me of the webinar on 1st October. I’ll still be in Hamster Jam so if anyone does want to ask these Infrequently asked questions ( IFAQ) in my absence feel free to do so … and if anyone can do a follow up Match Report and a star rating one 🌟 to ten x 🌟 of how convincing the Developer and its “ Creative and Professional Team is” that would be great. We know that the environment is not high on New New Labour’s list nor Social as opposed to Affordable ( whatever that means from location to location) Housing … so it’ll be interesting perhaps to use Little Green Lane as a test to try to achieve a balance of interest! Local Housing Need v release of land from the Green Belt Ironically I just posted a comment on Andrew’s post about tackling the challenge of UK Social homelessness. Richborough have sent to me and other Croxley Green householders details of their proposed 600 new home scheme on land north of Little Green Lane - the site comprises “ private agricultural land and has historically been under arable rotation”. Although Croxley is within the M25 it is categorised as Metropolitan Green Belt and has about 5000 houses at present and a population of 12,000. So 600 homes represents an increase in the number of 12% and assuming 3 residents per home a 15% increase in the number of people within the “ village” from that one site alone. I suspect that these sorts of proposals are being sent out all over the UK as the government has pledged to see 1.5 million homes over 5 years. The proposal says that 50% of the houses will be “affordable”( not not necessarily social) and what interests me is what the definition of affordable actually is these days in pure £ terms for : 1 - 2 bedroomed apartments 1-2 bedroomed houses 3-5 bedroomed houses At the Local Area Forum meetings I have been to previously the complaint by longstanding residents of Croxley has been that neither their children nor grandchildren can afford to buy or rent locally. I suspect that this is true in lots of places throughout the country too. As at July 2024 the house price in London averaged £521,000 ( SWHerts is next to London Borough of Hillingdon so it is cheek by jowl by Greater London) whilst the UK’s average price is £282,000. Taking the middle as a suggested “ affordable “ price I’d say £350,000 …. But is that going to be affordable as a benchmark for a return for Social Housing in SW Herts? Assuming a 5% return that equates to a rental of nearly £18,000 Pa. Is that realistically something that a family in temp Accomodation can afford? https://lnkd.in/eE2uijEn Anyway I’ll respond to the survey as a 3 Counties & Herts County Council taxpayer - I suspect I won’t the only one!!
