Mid-2023 a new Flood map for Miami-Dade County affected most new ground-up construction projects as the minimum elevation of the first level was required to be higher than what the zoning code said, making the maximum height practically lower. UNTIL NOW! And Believe it or not, they made a decision that makes sense! 📣ICYMI: Daily Herald - Once the work is completed next year, the basin will be added to the Metropolitan Water Reclamation District of Greater Chicago’s StormStore program. The $6 million flood-prevention project now underway in Wheeling should end decades of soggy suffering for residents of one neighborhood. The work targets the South Dunhurst subdivision, which is south of Dundee Road and east of Elmhurst Road. The neighborhood was built in the 1950s, and it doesn’t have a modern, underground stormwater system to keep its 183 homes dry. That program connects real estate developers who need to meet Cook County stormwater management requirements with landowners in the same watersheds whose properties have preapproved detention areas. Deals between the two parties then can be struck independently. As a result, the basin could have a positive impact for Wheeling beyond the homes that surround it. “The stormwater credits generated by the project can be used to attract and incentivize other projects that benefit our residents,” Village Manager Jon Sfondilis said. The South Dunhurst basin won’t be the village’s last flood-control project. Planning is underway for more improvements in town, including a new culvert beneath a northern stretch of Wheeling Road and bank stabilization along Buffalo Creek. New York City just launched their own hydraulic model to analyze their 7,500 miles of sewer. With a large amount of combined sewer and I&I issues, this process could uncover more cost-effective projects to battle flooding. The article highlights a case study of the Dyker Heights in Brooklyn. This community's sewers were constructed in the early 20th Century and during heavy periods of rain, the system often backs up into basements. The new modeling software found a that upsizing the street pipes would be sufficient to capture the more intense rainfall. The solution costs about $60 million and will relieve flooding for 14,300 residents. #stormwatermanagement #civilengineer

Sticking to the Process: Assessing Land for Development I just wanted to emphasize the importance of following a structured process when assessing land for development potential. Let me share a quick story to illustrate why this is crucial. Recently, I spent an hour and a half reviewing a site without sticking to my usual system. I skipped the initial steps, dove into detailed calculations like GDVs and densities, and only later checked the planner's report—only to find out the site was in a flood zone. A simple mistake that cost me valuable time. Today, I’m back on track, scouting a site in Meath that seemed priced well. Here’s a high-level rundown of my due diligence process: Initial Assessment: Look for any glaring issues. -Read Planner’s Report: Check any relevant planning history. -Check Maps and Zoning: Ensure the site isn’t in a flood zone and is appropriately zoned. -Title and Registry Check: Confirm clean titles and absence of ransom strips. -Final Review: Cross-check all findings before diving into numbers. I found another site that seemed promising but found it in a flood zone upon checking the flood maps. Always cross-check zoning and flood maps—residential zoning doesn’t guarantee planning consent. (Another red flag) if the site was previously listed with a different agent, it could indicate underlying issues. Following this systematic approach will save you time and money, preventing costly mistakes down the line.
